Job Summary

The Real Estate Investment Management group at HOOPP (Healthcare of Ontario Pension Plan) is seeking a Senior Analyst, Real Estate Portfolio Analytics to join the Real Estate Data and Analysis (REDA) team. REDA provides the insights, analytics, artificial intelligence support and reporting that the real estate investment management team relies on, working in Argus Taliance, our portfolio management and forecasting tool, and in Business Intelligence (BI) reporting tools powered by the Data Warehouse.

This is a dual-mandate role. The Senior Analyst is the real estate team's artificial intelligence subject matter expert, and is accountable for the recurring analytics and reporting cycle: the semi-annual Real Estate Forecast, the monthly Capacity Analysis and Executive Dashboard, the quarterly Pacing Plans, and the data that feeds them.

The two mandates are deliberately linked. The first priority in the role is to redesign the recurring cycle so that the repeatable work within it is substantially automated. The capacity this releases is not returned to production work; it is reinvested in raising the AI capability of the wider real estate team. Success will be measured not only by the Senior Analyst’s own deliverables, but also by the extent to which they make the team’s work more efficient, more reliable and more scalable.

The role works closely with Real Estate Finance, the Total Portfolio Group (TPG), the Investment Solutions Group (ISG) and the Business Solutions Group (BSG).

What you will do:

Artificial Intelligence Leadership

  • Serve as the real estate team's subject matter expert on artificial intelligence, advising colleagues on tool selection, effective prompting, workflow design, and where human review remains essential.
  • Automate the recurring analytics and reporting work described below — data validation, reconciliation, input collection, documentation, and first-pass analysis and commentary — and use the capacity released to support the wider team.
  • Design, build, document and maintain reusable prompts, templates and AI-assisted workflows that the team can adopt independently, so capability is embedded in the process rather than resident in one person.
  • Apply AI to quality control: cross-checking data between systems, surfacing anomalies in portfolio data, and flagging gaps before they reach a published report.
  • Evaluate and pilot emerging AI capabilities relevant to real estate data, valuation, forecasting and reporting, and assess each against HOOPP's data handling, privacy, records and information security requirements before adoption, escalating questions through the appropriate internal channels.
  • Define and uphold the review standards for AI-assisted output, making clear what must be independently verified before it is relied on, and maintaining an audit trail appropriate to a regulated pension environment.
  • Build the team's fluency through short demonstrations, working sessions and one-to-one coaching, and track adoption and time saved so the benefit can be demonstrated to leadership.
  • Represent REDA in cross-functional discussions on AI and data tooling with ISG, BSG and Finance, and bring back what is relevant to real estate.

Ownership of the Reporting and Analytics Cycle

  • Own the semi-annual Forecast, monthly Capacity Analysis and quarterly Pacing Plans: set deliverables and due dates for contributors, direct the Co-op Analyst's inputs, chase outstanding items, and consolidate and interpret the results.
  • Own the monthly Executive Dashboard end to end, from data verification through review, approval and publication, and explain what drives the metrics month over month.
  • Deliver portfolio analysis and ad-hoc data support, including return attribution, correlation analysis, benchmark analysis and market research.
  • Monitor and report on investment policy limits, including portfolio loan-to-value, reproducing calculations from source data and reconciling methodology differences with Risk and Finance.
  • Support the annual credit rating refresh and other external reporting, assembling schedules from Accounting, Finance and the Business Partner team and reconciling figures across sources.

Data, Systems and Modelling

  • Set and maintain the standards for loading and validating underwriting, development and LP models in Taliance, and extend its automation across debt reconciliation, LP cash calls and distributions, and multiple debt assumptions.
  • Own the design and enhancement of BI reports, approve them for publication, and contribute to reporting platform and system changes as they arise.
  • Act as a liaison between Investment Management, ISG and Finance so that data for new investments is accurately reflected in reporting, and oversee testing of BI reports and HANA views.
  • Abstract and interpret key terms from loan, asset and development management, and limited partner agreements, and confirm they are correctly reflected in the models and reporting.

Team Support and Development

  • Direct the day-to-day work of the Co-op Analyst: set priorities, explain the investment context behind the task, review output, and provide regular coaching and feedback.
  • Build documentation and training material that shortens ramp-up time for new team members and co-op students.

What you bring:

Candidates are not expected to arrive with every qualification; the successful candidate will develop these in the role.

  • 4–6 years of relevant working experience in real estate, finance, investment or accounting, and a BSc, BA or MBA in a related field; a CFA or CPA designation is an asset.
  • A solid grounding in real estate investment concepts, including capitalization rates, IRRs and discounted cash flow analysis, in financial statements, and in building complex financial models in Excel.
  • A differentiating strength is experience applying AI tools to analytical, reporting or operational work — with concrete examples of processes you have made faster or more reliable — and the ability to bring others along with you.
  • Experience with, or a willingness to learn, Argus Enterprise and Taliance, BI reporting tools such as Tableau and Power BI, SAP HANA, Snowflake, Python and SQL.
  • Sound judgment on data sensitivity and confidentiality, and comfort working within the controls expected of a regulated pension organization.
  • Experience directing, reviewing or mentoring junior analysts or co-op students is an asset.

Who you are

  • A practical problem solver — you understand real estate investing well enough to know which problems are worth solving, and you work back from the decision the team is trying to make.
  • An analytical thinker — you turn complex data into insight and action.
  • A teacher as much as a builder — you would rather make five people faster than be the fastest person on the team, and you enjoy explaining how something works.
  • A self-starter who is accountable — you pick up new tools and concepts quickly and do not wait to be asked.
  • A clear communicator — you tailor the message to investment, technical and external audiences.
  • Organized and adaptable — you hold quality across multiple deadlines and stay practical when priorities shift.
  • Detail-oriented and appropriately skeptical — accurate in the numbers, deliberate in presentation, and clear-eyed about where AI output needs to be verified before anyone relies on it.

The expected annual base salary range for this role is: $103,000 - $153,000 CAD

The actual base salary offered to the successful candidate may vary based on multiple factors including, but not limited to, individual's expertise and level of experience applicable to the role they are being offered.

This role is eligible to participate in discretionary incentive plan(s), subject to the terms and conditions of the applicable incentive plan text.

This job is for an existing vacancy.
