The Role: 

The Maintenance Technician III is responsible for performing a wide range of maintenance, repair, and preventive maintenance tasks at residential properties. This position ensures homes, apartments, condos, and common areas remain safe, functional, and well-maintained while delivering exceptional customer service to residents, homeowners, and property management clients.

Job Duties

• We are looking for a Multi-Site, Maintenance Technician with at least 3 years of residential experience. The Maintenance Technician is responsible for completing maintenance repairs, performing preventative maintenance throughout various properties. Strong plumbing, electrical, and appliance repair skills is a plus! Bilingual not required but is a plus!

Responsibilities:

• Responsible for completing maintenance work orders of occupied and/or vacant townhomes, condominiums, and single family homes. 
• Diagnosing and making repairs, appliance installation/repair, light plumbing, light electrical, some carpentry, flooring Repairs (carpet/tile), drywall, and painting.
• Ability to fix window screens, screen doors and hang or fix blinds is a plus.
• Responsible for completing work orders  in an efficient manner.
• Daily preventive maintenance.
• Inspect property grounds and property equipment daily (i.e. pool area/equipment, laundry rooms, playground areas) for safety and cleanliness.
• Must be willing to use a personal vehicle to travel for business purposes. Travel may include, but not limited to: travel for other property needs, off-site training, purchasing products or mandatory off-site meetings. Mileage reimbursement and monthly phone stipend are offered. 
• In most instances, a work van and most tools will be provided to field-based team members. 

Requirements:

• High School Diploma or equivalent.
• Must have working knowledge of basic tools
• Possess Valid Driver's License 
• Ability to read, write and communicate in English.
• Minimum of 3 years of residential property maintenance.
• Preferred computer knowledge and be able to type using: Google Workspace (Docs, Sheets, and Gmail) and be able to use a Smart Phone and/ or tablet

Physical Demands:

• Standing and walking intermittently for periods of 2-8 hrs. per day.
• Frequent climbing, bending, reaching, stooping, kneeling, pushing, pulling, lifting, hearing and talking and fine manipulation of fingers.
• Must have the ability to judge spatial distances (near and far), identify and distinguish color. As well as detect different odors i.e. gas smells
• Able to lift, pull, push or carry up to 50 lbs. Or up to 100 lbs with assistance.
• Must be able to use maintenance equipment (hand tools/power tools).
• Moving equipment such as stoves, dishwashers, refrigerators, etc. (with assistance and dollies).

Important Notes

Position Details: This is a full-time hourly (non-exempt) position (40+ hours/week). 8:30am-5pm pst, Monday-Friday. This position is hybrid in-office and remote/field service. 

Pay: The range of pay for this California-based position is $28.00-$32.00 per hour.

Dress code: The position has a uniform. Shirts and pants are provided. A reimbursement is provided every year for boots.

Work Environment: The employee works primarily field-based, traveling between residential properties, job sites, and occasional office settings. Work performed both indoors and outdoors in varying weather conditions. Employee may have additional environmental hazards such as: heat, chemical, electrical, flammable, or mechanical in nature.
