Position Summary
The Maintenance Supervisor is responsible for overseeing all maintenance operations for Bal Harbour Shops, ensuring the property consistently meets the highest standards of appearance, safety, and functionality. This role provides leadership to the maintenance team, coordinates vendors and contractors, and works closely with property management to support luxury retailers and deliver an exceptional guest experience.
Key Responsibilities
- Lead and supervise, maintenance staff, including technicians, painters, and custodial personnel
- Ensure buildings, common areas, storefront exteriors, hardscape, lighting, and infrastructure meet luxury standards
- Develop and execute preventive maintenance programs for HVAC, electrical, plumbing, irrigation, and structural systems
- Oversee daily work orders, inspections, and emergency response efforts
- Coordinate and manage third-party vendors, contractors, and service providers
- Conduct regular property inspections to identify maintenance needs, safety issues, and aesthetic improvements
- Ensure compliance with OSHA standards, local codes, and property safety policies
- Support tenant build-outs, move-ins, and ongoing maintenance coordination
- Respond to after-hours emergencies
- Maintain accurate maintenance records, logs, and reports
- Collaborate with directors, security, landscaping, and janitorial teams
- Uphold the prestige, cleanliness, and visual excellence of the shopping center
Requirements
Qualifications & Experience
- High school diploma or equivalent required; technical training or associate degree preferred
- Minimum of 5–7 years of commercial property maintenance experience, including 2–3 years in a supervisory role
- Experience in luxury retail, hospitality, mixed-use, or Class-A commercial properties preferred
- Strong knowledge of HVAC, electrical, plumbing, irrigation, and lighting systems
- Proven leadership and team management skills
- Strong problem-solving and decision-making abilities
- Excellent communication and interpersonal skills
- Proficiency with maintenance management systems (CMMS) and basic computer applications
Physical & Work Requirements
- Ability to walk the property for extended periods
- Ability to lift up to 50 pounds and perform hands-on tasks as needed
- Comfortable working outdoors in varying weather conditions
- Ability to work flexible hours, including nights, weekends, and on-call shifts
Preferred Qualifications
- Professional certifications such as CFM, CPM, HVAC, or electrical licenses
- Bilingual abilities a plus
- Valid driver’s license
Physical Requirements
Position requires the incumbent to stand, walk, bend, twist, & stretch. The employee is occasionally required to climb or balance; stoop, kneel, crouch, or crawl. Along with having the ability to push and pull up to approximately 40-50 lbs of drag weight without assistance. The employee will be exposed to all weather conditions.
