Description
The Cache County Assessor's Office is seeking an internal candidate to join our team as a Commercial Appraiser I. This role will perform technical field and desk duties to identify, collect data on, and value commercial and industrial real properties. Working under supervision, you'll conduct physical field inspections, analyze market data, and ensure accurate property records. All work must align strictly with the Uniform Standards of Professional Appraisal Practice (USPAP), Utah State property tax statutes, and county guidelines.
The Commercial Appraiser I is a full-time benefited position, generally working Monday - Friday, 8:00 a.m. to 5:00 p.m. All benefits start on the first day! Medical, Dental, Vision, Life, 401k, Utah Retirement System, 14 paid holidays, and 18 days of Personal Leave in the first year. The pay for this position ranges from $32.64 to $37.21 an hour.
RESPONSIBILITIES
The Commercial Appraiser I will conduct thorough on-site inspections of commercial, industrial, and multi-family properties to verify dimensions, assess construction quality, evaluate condition, and sketch building footprints.
Collect and analyze market data, including sales figures, vacancy rates, lease agreements, and operating expenses, to facilitate accurate property valuation. Examine digital photography and aerial imagery to compare with property record data. Ensure that any improvements are accurately reflected in the property records, in compliance with the Uniform Standards of Professional Appraisal Practice (USPAP) and the standards set by the International Association of Assessing Officers (IAAO).
Use Computer-Assisted Mass Appraisal (CAMA) software and GIS mapping tools to update property records, conduct modeling, and ensure data quality control.
Assist in defending assessed values during tax appeals before the Board of Equalization and respond to public inquiries regarding property assessments.
MINIMUM QUALIFICATIONS
Education and Experience: Bachelor's degree in Real Estate, Finance, Accounting, Economics, or a closely related field AND One year of experience in real estate appraisal, brokerage, or property management preferred OR an equivalent combination of education and experience.
Special Qualifications:
- Requires a "Licensed Appraiser" or "Certified Residential Appraiser" credential at the time of hire.
- Obtain the "Ad Valorem General" designation (within 18 months).
- Must possess a valid Utah Driver's License, with no DUIs/ARRs within the past five years and no more than two moving violations within the previous 24 months, or meet the county's current driving standard.
