Brooklyn, NY (with travel to Hamptons, GA, and TN sites)

About the Role

Our client is a fast-moving real estate development and operating company managing a substantial, diversified portfolio of ground-up and gut-renovation projects across Brooklyn, with additional holdings in the Hamptons, Georgia, and Tennessee. We are seeking a Project Manager to take ownership of day-to-day construction, permitting, and compliance management across a multi-property pipeline — stepping into a role currently held by a departing team member and reporting directly to the principal.

This is a hands-on, high-volume role for someone who thrives juggling many active properties at once, keeps a tight grip on DOB/HPD filings and inspections, and is comfortable being the daily point of contact for architects, GCs, engineers, attorneys, surveyors, and property managers.

Key Responsibilities

• Own weekly project-status reporting across all active properties (currently 10+ concurrent projects), tracking permitting milestones, inspection results, and open action items for ownership review.

• Run and/or participate in recurring construction calls with general contractors, architects, and engineers; drive follow-through on open items between calls.

• Manage DOB and HPD compliance end-to-end: PAA (Post-Approval Amendment) filings, objection resolution, TR/BPP/EL/PL sign-offs, Certificate of Occupancy tracking, and violation clearance.

• Coordinate neighbor access and license agreements (e.g., adjacent-property access for foundation/construction work) alongside outside counsel — tracking redlines, executed agreements, and related invoices.

• Order and manage third-party surveys, soil borings, and environmental assessments; liaise with surveyors and engineers to keep site due-diligence moving on new acquisitions and active construction.

• Review and triage vendor and subcontractor invoices, flagging discrepancies or unclear scope before routing to ownership/accounting for payment.

• Serve as the primary liaison to property management on compliance items (violations, inspections, insurance-related building issues) for occupied and stabilized assets.

• Track open items across dozens of single-purpose LLCs, keeping ownership informed of what's moving, what's stalled, and what needs a decision.

• Provide brief, structured written updates (daily/weekly) that translate site- and filing-level detail into clear priorities for ownership.

 

What Success Looks Like

• Permit and inspection timelines move forward without ownership having to chase status.

• DOB objections and violations are resolved promptly, with clear paper trails.

• Vendor and legal correspondence is triaged quickly, with the right people looped in and nothing falling through the cracks across a large number of concurrent projects.

• Ownership receives concise, accurate status updates rather than raw inbox noise.

 

 

Qualifications

• 3–7+ years managing NYC ground-up or gut-renovation residential construction projects, ideally across multiple simultaneous sites.

• Working fluency with NYC DOB and HPD processes: filings, objections, PAAs, inspections, and CO procedures.

• Experience coordinating directly with architects, GCs, subcontractors, surveyors, and engineers.

• Comfort working alongside legal counsel on access/license agreements and reading redlines at a working level (not drafting law, but understanding the business terms).

• Strong written communicator — able to summarize complex, multi-property status clearly and concisely for ownership.

• High organizational capacity; demonstrated ability to manage a high volume of concurrent workstreams without dropping details.

• Experience with small-portfolio or multi-LLC real estate operations is a strong plus.

• Familiarity with Hamptons/Suffolk County permitting and environmental review is a plus, given portfolio exposure there.

 

Reporting & Logistics

• Reports directly to the principal/owner.

• Based in or able to regularly work from Brooklyn, with periodic travel to project sites in the Hamptons and occasional coordination with out-of-state (GA/TN) projects.

 

Compensation

Based on experience, in the 120 - 150K range
