Position Summary
Aeon is seeking a highly skilled and experienced maintenance professional to lead maintenance operations at East Village, 180 affordable and market rate apartment homes in the Elliot Park neighborhood of Downtown Minneapolis. This is a hands-on leadership role for someone who brings strong technical expertise, sound judgment, and the ability to develop and support an effective maintenance team while maintaining high standards for the physical condition, safety, functionality, and appearance of the property.
As the Maintenance Supervisor, you'll work alongside the maintenance team while providing day-to-day leadership and direction for maintenance operations. You'll diagnose and resolve complex maintenance issues, coordinate preventative maintenance, manage apartment turnovers, prepare the property for inspections, coordinate vendors and contractors, monitor supplies and expenses, and ensure resident maintenance requests are addressed promptly and professionally.
You'll partner closely with the Property Manager and other Aeon team members to establish priorities, identify building needs, develop the maintenance team, and proactively address issues that could affect residents and property operations. This role is well suited for an experienced maintenance professional who takes ownership, enjoys solving complex problems, develops others, and takes pride in creating safe, well-maintained homes for residents.
This position reports to the Property Manager.
Key responsibilities include, but are not limited to:
Maintenance Leadership & Team Development
- Lead the maintenance team as a working supervisor, completing daily work orders alongside staff while providing hands-on technical guidance and support.
- Establish priorities, delegate work, and ensure maintenance requests, apartment turnovers, preventative maintenance, inspections, and other property needs are completed in a timely manner and to Aeon standards.
- Train, coach, and develop maintenance staff through hands-on instruction, cross-training, ongoing feedback, and professional development opportunities.
- Build and sustain a strong, collaborative, resident-focused team, including partnering with Talent Acquisition to interview and select new team members, supporting employee growth, and addressing performance concerns in partnership with the Property Manager and Human Resources.
Maintenance Operations & Repairs
- Ensure maintenance requests are completed in a timely, professional, and resident-focused manner, working alongside the team to complete repairs and provide technical guidance as needed.
- Diagnose, troubleshoot, and repair a wide range of building systems and apartment components, including plumbing, electrical, appliances, HVAC, carpentry, locks and doors, drywall, flooring, painting, fixtures, cabinets, and other building components.
- Assess maintenance issues, determine the appropriate course of action, and coordinate with specialized vendors or contractors when needed.
- Proactively identify recurring maintenance concerns, safety hazards, and potential liability issues; implement appropriate solutions and ensure work orders, repairs, inspections, and preventative maintenance activities are accurately documented.
Preventative Maintenance & Building Systems
- Lead the property's implementation of Aeon's preventative maintenance program, ensuring assigned activities are completed, documented, and followed consistently by the maintenance team.
- Regularly monitor building systems, equipment, common areas, grounds, and apartment homes; ensure identified deficiencies are addressed and proactively communicate significant repair, replacement, or capital needs.
- Provide feedback and insight on preventative maintenance needs, recurring issues, building performance, equipment life, utility conservation, and opportunities to improve the effectiveness of the preventative maintenance program.
Apartment Turnovers
- Coordinate apartment turnovers in partnership with office staff, establishing priorities and schedules to ensure homes are ready for scheduled move-ins on time and to Aeon standards.
- Coordinate maintenance staff, vendors, materials, and supplies while working alongside the team to complete turnover repairs and resolve issues that could delay apartment readiness.
- Inspect completed homes for safety, functionality, cleanliness, and appearance prior to move-in, communicating progress, barriers, and anticipated completion to office staff.
- Monitor turnover performance and identify opportunities to improve quality, efficiency, and coordination.
Property Upkeep & Building Operations
- Maintain high standards for the overall physical condition, cleanliness, safety, and curb appeal of the property, including common areas, grounds, mechanical spaces, trash areas, and maintenance workshops.
- Partner with the Property Manager to assess property conditions, establish priorities, and provide technical insight and recommendations for upcoming maintenance needs, capital improvements, and budget development.
- Coordinate and support seasonal property needs, including snow and ice management, and ensure the maintenance team is prepared to respond to changing property and weather conditions.
- Support broader property operations, resident and community activities, and other property needs as appropriate.
Inspections & Compliance
- Lead maintenance preparation for required property inspections, including pre-inspections and corrective work across apartment homes, common areas, building systems, and grounds, in partnership with the Property Manager, Roving Maintenance, and other Aeon teams as appropriate.
- Ensure maintenance deficiencies are corrected accurately and within required timelines, coordinating staff, vendors, equipment, and supplies as needed.
- Coordinate access and interact professionally with inspectors throughout the inspection process.
- Complete and document required follow-up work and communicate significant findings or needs to the Property Manager.
Vendors, Supplies & Expense Management
- Coordinate approved vendors and contractors, clearly communicating work expectations and monitoring quality, timeliness, performance, and completion.
- Obtain bids and estimates as needed, follow Aeon's purchasing and approval procedures, and make cost-conscious decisions within established property budget parameters.
- Maintain appropriate inventory and ensure the maintenance shop, tools, equipment, keys, and supplies are organized, safe, secure, and properly maintained.
Resident & Team Partnership
- Model courteous, respectful, culturally responsive, and professional service, ensuring residents' maintenance needs are addressed with a strong focus on customer service.
- Partner closely with the Property Manager, office staff, and other Aeon teams to support effective property operations, resident stability, and strong communication across the property and organization.
- Reinforce professionalism, accountability, communication, and safe work practices; participate in required meetings, trainings, and professional development and maintain current maintenance and safety knowledge.
Skills & Qualifications
We're looking for an experienced maintenance professional who combines strong hands-on technical skills with the ability to lead people and maintenance operations. Success in this role requires sound judgment, initiative, resourcefulness, attention to detail, strong customer service, and the ability to balance immediate resident needs with preventative maintenance, apartment turnovers, inspections, team development, and longer-term property priorities.
- 5+ years of demonstrated high-level apartment maintenance experience, with affordable housing experience preferred.
- Broad technical expertise, including plumbing, electrical, general carpentry, painting, appliance troubleshooting and repair, and HVAC maintenance, with strong diagnostic and problem-solving skills.
- Demonstrated ability to lead, train, coach, and develop maintenance staff, including establishing priorities, delegating effectively, and maintaining accountability for quality and completion of work.
- Strong organizational skills, with the ability to maintain an orderly maintenance shop and inventory while effectively managing work orders, preventative maintenance activities, apartment turn schedules, inspections, supplies, and competing daily priorities.
- Experience coordinating preventative maintenance, apartment turnovers, property inspections, vendors, and contractors.
- Ability to proactively identify building and equipment concerns, assess complex maintenance issues, and determine appropriate solutions.
- Strong attention to detail, commitment to high-quality workmanship, and ability to make thoughtful, cost-conscious maintenance decisions.
- Strong communication and relationship-building skills, with the ability to work professionally and collaboratively with residents, coworkers, vendors, contractors, and other partners.
- Ability to communicate and build relationships in a culturally responsive manner, with consideration for differing needs and expectations.

- Valid driver's license, reliable vehicle, current vehicle insurance, and basic maintenance tools required.
Physical Requirements
- Ability to stand, walk, reach, climb, bend and kneel for extended periods of time.
- Ability to conduct property tours and inspections: Includes walking through hallways, stairwells, leasing offices, common areas, and vacant or occupied apartment homes. This may involve navigating multiple floors and uneven surfaces.
- Ability to lift up to 30 pounds frequently and 50 pounds occasionally.
- Ability to reach above and below the shoulders.
- Ability to use hands and fingers to grasp, twist and pull.
- Ability to withstand external weather conditions such as working outside in the rain, cold, heat or other adverse weather.
- Ability to quickly respond to sights and sounds that may pose a threat to persons or property.

Compensation, Hours & Location
This position offers a pay range of $32-$36 per hour, depending on experience and skill set. This position has NO On-Call responsibilities!
This full-time position follows a Monday – Friday schedule from 8:30am to 5pm. Flexibility may be required to meet the needs of the role, including occasional adjustments for resident events, community activities, meetings, or other property-related responsibilities. This is an in-person role based at the assigned property, with occasional work at Aeon's Central Office, training facilities, or other properties as needed.
