Overview
The Service Manager is responsible for the organization of jobs, projects, and PMs. HVAC Service scheduling. Along with customer satisfaction at the assigned commercial properties (office, retail, industrial). This includes contracted preventative maintenance quality control, proposal management, ordering parts and materials for PMs or projects. Managing Yardi reporting after PM or workorder completion.
Responsibilities
- Manage response times and scheduling for service orders.
- Maintain completed scheduled building or equipment inspections and report deficiencies to property management team and supervisor.
- Work with engineers, contractors and consultants in evaluating the proper operation of the building systems.
- Organize crane picks and construction projects to completion in a safe and timely manner
- Manage materials and parts for projects and HVAC team.
- May perform other duties as assigned by managers.
- Maintain accurate records for all assigned service requests in accordance with building and company policies.
- Project a positive attitude and appearance at all times.
Qualifications
- High School Diploma or GED equivalent required. Graduate of apprentice program or trade school preferred.
- A minimum of 3 years’ experience, including working knowledge of commercial office building systems. Ability to work independently a must.
- Solid working knowledge of Microsoft office
- Working knowledge of web-based work order and preventative maintenance systems, such as Angus, Facility Manager, Building Engines, or similar required.
- Valid driver’s license and satisfactory driving record is required.
- Excellent communication skills and commitment to providing excellent service to tenants, clients, vendors and co-workers.
- Ability to work in a team or with minimal supervision
- Working knowledge of OSHA, NFPA and Life Safety codes and regulations preferred.
- Technical and problem-solving abilities
- Ability to work independently with limited supervision in a fast-paced environment and deal effectively with multiple, simultaneous deadlines and projects
- Ability to organize and coordinate work efficiently and effectively set priorities.
Compensation: $60,000.00 to $70,000.00 annually
