Position Overview:

Freddie Mac is seeking a highly experienced Director, Title Risk Assessment and Automation Solutions to lead the development, evaluation, and enhancement of automated solutions that assess title risk for single-family mortgage loans. This leader will help define how Freddie Mac identifies loans with low title risk that can be purchased with confidence, while maintaining appropriate standards for clear and marketable title, risk management, consumer protection, and regulatory compliance.

This role requires deep subject matter expertise in the title insurance and mortgage industries, including title data sources, title search and examination processes, title underwriting standards, title defects, curative workflows, and automated title decisioning. The successful candidate will understand both the business and technical components of title risk assessment, including how to evaluate available title-related data, obtain and govern that data, and develop or vet rules-based, analytics-based, and model-supported title risk engines.

The Director will work closely with teams across Freddie Mac, including Credit Risk Management, Collateral Policy, Legal, Fair Lending, Modeling, Technology, Seller Engagement, Operations, Oversight, and FHFA-facing stakeholders. This leader will also engage with lenders, title vendors, settlement service providers, data vendors, and technology providers to understand market capabilities and drive responsible innovation.

The Single-Family Credit Risk Management team proactively identifies, assesses, and mitigates credit risk to support Freddie Mac’s mission while maintaining a prudent risk profile. We leverage data, analytics, policy, technology, and risk management expertise to support liquidity, stability, affordability, and sound risk management in the single-family mortgage market.

Within this broader mission, title risk assessment plays a critical role in determining whether loans are supported by clear and marketable title and whether title-related risks can be identified, measured, mitigated, and monitored in a scalable and responsible manner.

Your Impact:

As a key leader within Single-Family Credit Risk Management, you will be responsible for helping Freddie Mac shape and execute its title risk assessment strategy. Responsibilities include:

  • Support the Vice President of Collateral Risk Management in developing and executing Freddie Mac’s title risk assessment strategy in alignment with Single-Family, Credit Risk and Enterprise objectives.

  • Lead efforts to identify, evaluate, and prioritize title-related data sources that can support automated title risk assessment, including public records, title plants, tax data, property data, lien and judgment data, chain-of-title data, title insurance data, vendor-provided title datasets, curative data, claims data, and other relevant sources.

  • Assess the availability, accuracy, completeness, timeliness, jurisdictional coverage, lineage, usability, and limitations of title-related data used in automated risk assessment.

  • Lead the design, evaluation, and enhancement of automated title risk assessment engines that identify loans with low title risk and support Freddie Mac’s ability to purchase eligible loans with confidence.

  • Translate title underwriting concepts, title search logic, title defects, curative requirements, and marketable-title standards into business rules, data requirements, decision logic, controls, and technology requirements.

  • Evaluate automated title solutions, title data vendors, title insurance products, and emerging title technologies, including support for build/buy/partner decisions.

  • Partner with modeling, analytics, and technology teams to develop and validate title risk decisioning frameworks, including rule-based engines, scorecards, exception logic, confidence scoring, and model-supported approaches where appropriate.

  • Work with Legal, Fair Lending, Compliance, Oversight, and regulatory stakeholders to ensure title risk assessment solutions are responsible, explainable, controlled, and aligned with applicable policies, laws, regulations, and Freddie Mac standards.

  • Define monitoring and governance frameworks for title risk assessment solutions, including performance metrics, exception rates, defect rates, curative outcomes, claims experience, repurchase risk indicators, and emerging risk trends.

  • Identify and escalate emerging title risks, data quality issues, jurisdictional changes, vendor performance issues, or operational gaps that could affect Freddie Mac’s risk position.

  • Lead strategies that responsibly manage title risk while simplifying the loan manufacturing process, improving certainty for lenders, reducing borrower costs where appropriate, and supporting scalable loan purchase execution.

  • Communicate complex title, data, and risk concepts clearly to senior executives, business partners, regulators, and operational stakeholders.

Qualifications:

  • 10-12 years+ of experience in title industry designing/implementing effective title risk assessment solutions with a deep understanding of title related available data and approaches to automated title risk assessments

  • Experience in researching and developing title products preferred

  • Strong knowledge and experience with strategic use of automation and models to drive business decisions across risk and profitability

  • Ability to work effectively and collaboratively with diverse group of stakeholders

  • Ability to translate analytics into simple concepts for communicating with senior management

  • Ability to empower and inspire action through interpersonal skills

  • Proven record of effective leadership, including the ability to balance team and individual responsibilities; building teams and consensus; getting things done through others not directly under his/her supervision; working ethically and with integrity

  • An MBA in Finance, Business, related quantitative field or equivalent experience

This position has an annualized market-based salary range of $184,000 - $276,000 and is eligible to participate in the annual incentive program. The final salary offered will generally fall within this range and is dependent on various factors including but not limited to the responsibilities of the position, experience, skill set, internal pay equity and other relevant qualifications of the applicant.
