Position Summary

The Commercial Construction Project Manager is responsible for the successful planning, execution, and closeout of commercial construction projects from preconstruction through final turnover. This role manages budgets, schedules, subcontractors, and quality control across new tilt-up concrete building construction, office and laboratory tenant improvement build-outs, and multi-family residential developments. The ideal candidate brings 4-7 years of commercial construction project management experience, strong technical knowledge of tilt-up concrete methods and TI construction, and the ability to manage multiple projects and stakeholders simultaneously.

Key Responsibilities

Project Planning & Preconstruction

  • Participate in preconstruction planning, constructability reviews, and value engineering for tilt-up, TI, and multi-family projects.

  • Review architectural, structural, MEP, and civil drawings to identify scope gaps, conflicts, and long-lead procurement items.

  • Develop and manage project budgets, schedules of values, and detailed baseline construction schedules.

  • Support estimating and bid-leveling for trade partner selection and buyout.

Construction Execution

  • Manage day-to-day field operations for tilt-up concrete panel construction, including panel layout, formwork, embeds, lifting/tilting sequence, and bracing plans, in coordination with the site superintendent and structural engineer.

  • Oversee office and laboratory tenant improvement scopes, including MEP coordination, specialty lab systems (fume hoods, gas lines, RO/DI water, vibration control), and life-safety/finish requirements.

  • Coordinate multi-family construction activities across vertical framing, unit finishes, common-area amenities, and phased occupancy/turnover schedules.

  • Maintain and update the master project schedule (CPM), track critical path activities, and proactively resolve delays.

  • Manage the RFI, submittal, and change order process, ensuring timely responses from design teams and subcontractors.

  • Conduct regular site walks and OAC (Owner-Architect-Contractor) meetings; document and distribute meeting minutes and action items.

  • Enforce quality control, safety compliance, and adherence to approved plans, specifications, and applicable building codes.

Budget & Contract Administration

  • Track project costs against budget, manage cost forecasting, and report on cost-to-complete and projected profitability.

  • Prepare, negotiate, and administer subcontractor and vendor contracts, purchase orders, and change orders.

  • Review and approve subcontractor pay applications, verify lien waivers, and manage owner billing/AIA pay applications.

  • Identify and mitigate financial and schedule risk throughout the project lifecycle.

Stakeholder Communication & Closeout

  • Serve as the primary point of contact for owners, architects, engineers, tenants, and municipal officials throughout construction.

  • Coordinate permitting, inspections, and jurisdictional approvals with local building departments and AHJs.

  • Manage project closeout, including punch list completion, final inspections, certificate of occupancy, warranty documentation, and as-built/O&M turnover.

  • Mentor assistant project managers, project engineers, and field coordination staff.

Required Qualifications

  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field, or equivalent combination of education and experience.

  • 4-7 years of progressive experience as a Project Manager in commercial general contracting or construction management.

  • Direct, hands-on experience managing tilt-up concrete construction, including panel design coordination, casting, and erection sequencing.

  • Demonstrated experience managing office and/or laboratory tenant improvement projects, including MEP-intensive scopes.

  • Experience with multi-family/multi-unit residential construction, including phased delivery and turnover.

  • Working knowledge of construction scheduling software (Procore, Primavera P6, or Microsoft Project) and cost management/ERP systems (Procore, Sage, or similar).

  • Strong understanding of AIA contract documents, lien law, and standard commercial construction contract structures (GMP, CMAR, design-build).

  • Familiarity with IBC, ADA, and applicable state/local building codes.

  • Excellent written and verbal communication, organizational, and negotiation skills.

  • Valid driver's license and ability to travel regularly between job sites and the corporate office.

Preferred Qualifications

  • OSHA 30-Hour Construction Safety certification.

  • LEED Green Associate/AP, CCM, PMP, or DBIA certification.

  • Experience with laboratory-specific systems (fume hood exhaust, gas/vacuum systems, cleanroom classifications) a strong plus.

  • Established relationships with tilt-up concrete subcontractors and specialty trades in the Wasatch Front / Intermountain West market.

  • Leadership: Directs field superintendents, subcontractors, and project teams to deliver projects safely, on schedule, and on budget.

  • Technical Acumen: Fluent in reading structural, architectural, and MEP drawings across concrete, TI, and residential project types.

  • Problem-Solving: Anticipates and resolves field conflicts, design gaps, and schedule risks before they impact the critical path.

  • Financial Discipline: Manages budgets and forecasts with accuracy and transparency.

  • Communication: Builds trust with owners, design teams, subcontractors, and internal stakeholders.

Work Environment & Physical Demands

  • Split time between active job sites and office settings; frequent exposure to outdoor weather conditions and active construction environments.

  • Ability to walk uneven terrain, climb ladders/stairs, and wear required personal protective equipment (PPE) on active job sites.

  • Ability to lift up to 25 lbs. occasionally (plans, materials, samples).

  • Some travel required between multiple concurrent project sites within the region.
