Role Overview
The Director of Logistics Real Estate Development and Investment will serve as the executive head for all development of fulfillment center real estate expansion, capital allocation, and heavy asset strategies in Taiwan. This leadership role is responsible for setting the macroeconomic and operational real estate vision, shaping the multi-year asset pipeline, and overseeing the end-to-end lifecycle of large-scale logistics and fulfillment facilities—from land banking and investment underwriting through complex governmental entitlements, high-value commercial structuring, design innovation, construction delivery, and stabilization. The Director will act as a primary executive sponsor, orchestrating cross-functional alignment across regional leadership, operations, finance, legal, and external institutional partners.
What You Will Do
- Strategic Vision and Portfolio Pipeline: Formulate and execute Coupang Taiwan’s long-term real estate master plan and multi-year capital expenditure pipeline, seamlessly integrating network capacity design with aggressive business growth projections and regional supply chain goals.
- Investment Governance and Capital Allocation: Champion major investment proposals, steering committee defenses, and high-stakes business cases; collaborate closely with global Finance, Treasury, and Tax to optimize investment structures, financial returns, asset ownership models, and capital deployment.
- Executive Site Acquisition and Deal Structuring: Direct high-profile site selection, land banking strategies, and complex commercial real estate transactions, managing elite negotiations for joint ventures, build-to-suits, forward-funding models, and strategic acquisitions.
- Complex Permitting and Government Relations: Spearhead institutional stakeholder management and high-level government relations to navigate complex zoning, environmental, traffic, and municipal entitlement approvals, mitigating macro regulatory risks early in the asset lifecycle.
- Technical Innovation and Design Leadership: Drive the strategic integration of next-generation automation, sustainable building practices, and mission-critical logistics technologies (including cold-chain infrastructure) across all regional facility designs.
- Commercial and Contractual Executive Oversight: Establish corporate contracting standards and risk-allocation frameworks for major developer, general contractor, and consultant agreements, personally leading resolutions for high-value contractual disputes or critical path deviations.
- Cross-Functional Team Leadership: Mentor, scale, and inspire a high-performing multidisciplinary real estate team, fostering a culture of operational excellence, accountability, and proactive risk mitigation.

Basic Qualifications
- Bachelor’s degree in Real Estate, Architecture, Engineering, Construction Management, Urban Planning, Finance, or a related field.
- Approximately 18 or more years of progressive experience in logistics, industrial, commercial, or large-scale real estate development, with a substantial track record at a leadership level.
- Proven executive experience leading multiple full-cycle developments or a regional portfolio of large-scale industrial/logistics facilities from conception to stabilization.
- Demonstrated ability to interface and negotiate successfully with C-level executives, institutional investors, board members, and senior governmental bodies.
- Exceptional command of real estate financial modeling, corporate finance, development economics, and institutional investment underwriting.
- Professional proficiency in Chinese (Mandarin) and English.
Preferred Qualifications
- Track record within a leading e-commerce, global logistics, retail, tier-1 industrial real estate developer, or institutional real estate private equity fund.
- Extensive experience delivering highly automated fulfillment centers, multi-story distribution hubs, or advanced cold-chain infrastructure.
- Advanced degree (Master’s in Real Estate, MBA, or relevant engineering/planning discipline) or premier professional accreditations (e.g., RICS, AIA, PMP).
