Property Manager – Student Housing - Madison, WI
***RELOCATION CANDIDATES ENCOURAGED TO APPLY***RELOCATION ASSISTANCE OPEN TO DISCUSSION***
Are you an experienced Property Manager with a background in student housing or multifamily property management? We're seeking a hands-on, resident-focused leader to oversee daily operations at a premier student housing community in Madison, Wisconsin.
This is a unique opportunity to establish and lead the on-site property management operation for a well-established student apartment community. Reporting directly to company leadership, you'll have the autonomy to build a high-performing leasing and maintenance team, drive occupancy and resident retention, manage property financial performance, and deliver an exceptional resident experience.
Located directly on the lake in Madison's iconic fraternity and sorority district, this community offers one- to five-bedroom apartments and strong leasing performance, with more than 90% of the upcoming academic year already pre-leased. As competition increases in the Madison student housing market, you'll play a key role in maintaining high occupancy, strengthening resident satisfaction, and supporting the company's continued portfolio growth.
What You'll Do
- Lead Property Operations: Oversee all day-to-day student housing operations, including leasing, maintenance coordination, resident services, and overall property performance.
- Manage and Develop the Team: Supervise, mentor, and develop on-site leasing and maintenance staff while fostering a collaborative, service-oriented environment.
- Drive Leasing and Occupancy: Develop leasing strategies, monitor traffic and conversion metrics, support lease renewals, and maintain strong occupancy throughout the student leasing cycle.
- Enhance the Resident Experience: Oversee the resident lifecycle from application and move-in through renewal and move-out, resolving concerns professionally and promoting resident retention.
- Oversee Financial Performance: Manage property budgets, monitor financial reporting, control operating expenses, and identify opportunities to improve net operating income (NOI).
- Coordinate Maintenance and Unit Turns: Monitor work order completion, preventive maintenance, apartment turnovers, and make-ready schedules to ensure units are ready for incoming residents.
- Maintain Property Standards: Ensure the community's appearance, curb appeal, safety, and overall condition meet established standards.
- Manage Systems and Compliance: Maintain accurate property records using property management software and ensure adherence to company policies and operational procedures.
- Serve as the On-Site Leader: Act as the primary on-site decision-maker, building strong relationships with residents, vendors, staff, and company leadership.
What We're Looking For
- At least 2 years of Property Manager experience, preferably in student housing or multifamily property management.
- Previous student housing experience is strongly preferred, particularly experience with student leasing cycles, occupancy management, and resident relations.
- Proven ability to lead on-site teams, maintain strong occupancy, and deliver a positive resident experience.
- Experience with leasing strategies, lease renewals, budgeting, financial reporting, and property performance management.
- Familiarity with property management software such as Yardi, Entrata, AppFolio, or similar platforms.
- Strong leadership, communication, organizational, and problem-solving skills, with a hands-on management style.
- Ability to balance operational priorities, team development, resident satisfaction, and financial performance.
- A Wisconsin real estate license is a plus but is not required.
Why Join Us?
This is more than a traditional Property Manager position. It's an opportunity to establish the on-site leadership presence at one of Madison's distinctive student housing communities and make a measurable impact on its continued success.
