Overview
Gilbane Development Company is seeking bright, eager intern candidates to support its real estate development team. This Real Estate Development Intern will focus on a handful of core responsibilities within the Affordable & Mixed-Income Housingdepartment. The Real Estate Development Intern will support analysts, associates, development managers, and Directors across all aspects and phases of the real estate development process. Responsibilities will include market and acquisition analysis, underwriting, review of investment agreements and legal documents project planning, and various other tasks as needed. Term: Summer 2027 (June through August with flexibility on exact start and end dates). The position is in person at Gilbane’s New York, office (1411 Broadway). Staff are expected to work four days per week in-person with one day of remote work permitted per week.
Responsibilities
- Conduct market research for new development opportunities. - Contribute to Executive Committee memos assessing new business opportunities, providing deal updates, and requesting pre-development spend authorization. - Help prepare responses to Request for Proposals (RFPs) issued by target municipal agencies for development of affordable and mixed-income housing. - Contribute to due diligence pertaining to real estate financial closings, including assembling documentation and coordinating meetings with public agencies and deal partners. - Perform due diligence tasks related to project-specific underwriting. - Support the deal flow and approval process. Help prepare for and attend weekly deal meetings with architects, engineers, general contractors, attorneys, and other deal partners. - Help build and maintain teams of development vendors, including architects, engineers, and other consultants, including soliciting and evaluating proposals and negotiating contracts. - Gather historical data to populate development software platform. - Assess the feasibility of proposed development projects and real estate acquisitions
Qualifications
EXPERIENCE/EDUCATION - Currently enrolled in a graduate program or bachelor's degree program, or completed a bachelor's degree in Finance, Real Estate, Public Policy, or a similar field. - Prior experience with commercial real estate preferred. - Equivalent combination of education and experience. KNOWLEDGE, SKILLS & ABILITIES - Specific interest in affordable and mixed-income housing development. - Some experience with the use of financial modeling tools. - Strong interpersonal skills (while collaborating with a diverse group of individuals). - Excellent written and verbal communication skills. - Proficient in the use of Microsoft Office. - Willingness to assist in all areas of specific responsibilities as noted herein. - Superior attention to detail and organizational abilities. #LI-DNP Salary to be determined based on factors such as geographic location, skills, education, and/or experience of the applicant, as well as the internal equity and alignment with the team.
