Property Manager
Affordable Housing (LIHTC) Property Manager | Crestview, FL | Onsite
A growing property management company is seeking an experienced Property Manager to oversee day-to-day operations for a residential community in Crestview, FL. This role requires a hands-on, self-sufficient professional with Tax Credit (LIHTC) experience who can manage a property independently and maintain high standards across every aspect of operations.

Key Responsibilities
Property Operations & Maintenance
- Perform weekly, monthly, and quarterly quality assurance (QA) inspections.
- Maintain building systems and supervise all repairs.
- Manage day-to-day operations of multiple units, including 24/7 emergency response.
- Schedule and complete projects, as assigned.
- Maintain building security measures, ensuring proper incident documentation and notification to upper management and owners.
Resident & Lease Management
- Excel with leasing responsibilities to maintain high occupancy and retain existing residents.
- Effectively communicate with residents throughout their tenancy.
- Read and interpret legal documents and contract service agreements.
- Administer and coordinate rent collection procedures and follow up on delinquencies.
- Enforce terms of the rental agreement and building rules.
Financial & Budget Management
- Manage and control operating expenses.
- Analyze monthly and annual budgets and explain variances.
- Participate in preparing annual operating budgets and maintain budgetary guidelines.
- Evaluate existing contracts and negotiate new contract pricing.
Staff Supervision & Safety
- Communicate technical and financial information clearly with maintenance staff, residents, and upper management.
- Manage safety programs, including employee training in fire safety, general emergency procedures, and use of emergency equipment.
- Complete incident reports as needed.
Qualifications
- Minimum 3 years of experience required as a Property Manager.
- Tax Credit (LIHTC) experience an absolute requirement.
- Lease-up experience a plus.
- Must be comfortable operating independently, without dedicated leasing or administrative support.
- High school diploma or GED required; Bachelor's degree preferred.
- Demonstrated ability to manage multiple properties while maintaining consistent performance and meeting company standards across all sites.
- Working knowledge of local, state, and federal laws related to property management and tenant rights.
Skills & Abilities
- Ability to read, analyze, and interpret business periodicals, professional journals, technical procedures, and government regulations; strong written and verbal communication skills, including the ability to present to managers, clients, and the public.
- Ability to calculate figures and amounts such as discounts, interest, commissions, percentages, area, and volume, and apply basic algebra and geometry concepts.
- Strong analytical and problem-solving skills, with the ability to interpret technical instructions and work with multiple variables.
- Ability to lift and/or move up to 10 pounds frequently and up to 25 pounds occasionally.
