The Position

The Onsite Procurement Manager – Gray Space is NorthMark’s procurement presence at the project site — the buyer the superintendents, foremen, and site engineers walk up to when something has to be sourced, priced, and moving within the shift.

This is a senior individual contributor role, fully onsite in the active construction environment. It combines two modes of work: reactive field buying — ad-hoc requests from boots on the ground for MEP components, tools, expedited replacement parts, and unplanned needs — and programmatic ownership of the recurring site categories that keep the job running: rental equipment, consumables, small equipment, and site services.

Success looks like a construction team that never loses a shift waiting on procurement, controlled site-level spend, and a local supply base that can turn on demand.

Responsibilities:

Field / ad-hoc buying

  • Serve as the onsite procurement point of contact for construction leadership, trade foremen, and site engineering; triage and execute ad-hoc buying requests through same-day or next-day fulfillment.
  • Source and expedite MEP components, replacement parts, and specialty items when planned deliveries slip, equipment fails, or unforeseen needs arise.
  • Apply commercial judgment in the field: assess urgency, screen requests, challenge scope where warranted, and route non-urgent items back into planned buying channels.
  • Manage the site-level PO book: emergency/expedited POs, small-dollar buys, and blanket order releases with high transaction volume.

Rental equipment program

  • Own the site rental equipment program end to end: cranes, aerial lifts, forklifts and telehandlers, generators, temporary power distribution, temporary HVAC, light towers, compressors, and site services.
  • Manage rental supplier relationships, rate agreements, on/off-rent tracking, damage/loss claims, and monthly billing accuracy.
  • Forecast rental demand with the construction team; drive rate-lock and consolidation opportunities across long-duration rentals.

Consumables and small equipment

  • Own the consumables program covering MEP installation materials, fasteners, PPE, safety supplies, and general construction consumables.
  • Manage vendor-managed inventory programs, jobsite trailers, and blanket agreements with local distributors.
  • Own the small equipment program: hand tools, power tools, testing and measurement equipment, and small MEP components.
  • Track site-level consumable spend and identify recurring cost leakage before it compounds.

Site vendor management

  • Build and maintain a local supplier base capable of same-day/next-day response for MEP, industrial, and construction categories.
  • Vet local vendors for capacity, credit, insurance, safety, and quality before onboarding.
  • Manage delivery coordination and receiving discipline in partnership with the EPC and site logistics.

Interface and coordination

  • Coordinate daily with the third-party EPC, trade partners, and site logistics on delivery sequencing, laydown, and receiving.
  • Escalate slippage or supply risk to Grey Space category leads and construction leadership early, with fact-based recovery options.
  • Support the EPC/Infrastructure Manager on commercial matters where site-level activity intersects EPC scope.

Requirements:

  • 10+ years of procurement, materials management, or site buying experience, including significant time in field / onsite roles on active construction projects.
  • Direct experience buying MEP components, industrial supplies, rentals, and consumables in a construction environment.
  • Working knowledge of MEP scope sufficient to evaluate requests from trades and identify miss-buys, spec issues, or scope creep before a PO issues.
  • Demonstrated ability to work at pace: multiple concurrent requests, same-day turnaround expectations, and high transaction volume without losing control of the book.
  • Rental equipment category experience: rate structures, on/off-rent management, and rental billing.
  • Ability to operate independently in an active construction site: comfortable with safety requirements, PPE, and physical site mobility across an active jobsite.
  • Working command of ERP-based purchasing.
  • Bachelor's degree in supply chain, construction management, engineering, or business — or equivalent experience.

Preferred Qualifications

  • Data center, mission-critical facility, semiconductor, or other heavy industrial construction site experience.
  • Familiarity with OFCI/CFCI delivery models and working alongside EPC or GC partners on active builds.
  • Trade background (electrical, mechanical, or pipefitting) transitioned into procurement.
  • Established relationships with national and regional industrial distributors and rental houses.
  • Microsoft Dynamics 365, Coupa, Procore, or comparable platforms.
  • OSHA 30 (construction).
  • APICS/ASCM (CPIM, CSCP) or ISM (CPSM) certification.
