Job Summary

The Senior FP&A Analyst performs the budgeting, forecasting, reporting, analytics, and business intelligence work supporting Roers Companies' operating real estate portfolio. The position produces the timely, accurate, and actionable information leaders throughout the organization rely on to support property and investment decisions. 

The Senior FP&A Analyst is a senior individual contributor responsible for executing property-level and portfolio-level planning, financial analysis, KPI reporting, and performance measurement. Property FP&A owns the underlying data, tools, analytical frameworks, reporting processes, and decision support; Asset Management owns investment strategy, implementation, follow-up, and results. The successful candidate will combine strong real estate finance knowledge with a builder mentality, a high degree of analytical rigor, and the ability to work independently across competing priorities. 

Responsibilities

Analytical Ownership and Team Support

• Own assigned work streams within the Property FP&A function and help shape team priorities, standards, and workload planning. 
• Mentor entry-level analysts through day-to-day guidance, technical training, and review of their work for accuracy and reasonableness. 
• Recommend and implement scalable process and template improvements that support portfolio growth and high-quality decision support. 
• Deliver assigned recurring reporting, forecasting, analysis, and planning activities on time and with a high degree of accuracy. 

Budgeting and Forecasting

• Execute a significant share of the annual property budgeting process and ongoing forecasting across an assigned group of properties. 
• Maintain and apply planning templates, assumptions, workflows, controls, calendars, and reporting standards. 
• Partner with Asset Management and Property Management to evaluate performance drivers and develop defensible forecasts. 
• Improve forecast accuracy through data analysis, operating feedback, and continuous model refinement. 
• Build and maintain long-range planning models supporting property performance, capital needs, and investment decisions. 

Reporting, Business Intelligence, and Analytics

• Build, maintain, and continuously improve property and portfolio reporting in coordination with the Property FP&A Manager. 
• Create dashboards and analytical tools using Power BI, Pigment, Excel, and other systems. 
• Identify trends, risks, opportunities, and key drivers across revenue, occupancy, leasing, concessions, bad debt, payroll, expenses, and capital investment. 
• Develop financial models, scenarios, and sensitivity analyses supporting operating and investment decisions. 
• Translate complex analysis into concise written findings and recommendations for operating and executive audiences. 

Systems, Data, and Process Improvement

• Serve as a subject-matter expert and day-to-day owner of assigned property planning, forecasting, and management reporting processes. 
• Work with Accounting, Systems, Asset Management, and Property Management to identify and resolve data quality, governance, and reporting consistency issues. 
• Support implementation, optimization, and adoption of Yardi, Pigment, Power BI, and related technologies. 
• Reduce manual work through automation, standardization, and scalable data structures. 
• Apply business intelligence, advanced analytics, and AI tools where they improve speed or decision quality. 

Cross-Functional Partnership

• Work closely with Asset Management to convert analysis into actionable property strategies and measurable outcomes. 
• Support property business planning, capital planning, lease-up analysis, stabilization monitoring, and portfolio reviews. 
• Work with Accounting to improve financial reporting quality and resolve data or process issues. 
• Assist REIT and Capital Markets, Finance, and Investor Relations with operating forecasts, performance reporting, and due diligence requests. 
• Perform other duties and special projects as assigned. 

Requirements

Education:

• Bachelor's degree in Finance, Accounting, Economics, Real Estate, Mathematics, Engineering, Data Analytics, or a related field. 
• 4+ years of progressive experience in FP&A, asset management, commercial real estate finance, investments, consulting, or a related analytical field. 

Experience: 

• Experience mentoring junior team members or leading discrete projects from start to finish. 
• Experience with budgeting, forecasting, reporting, financial modeling, and business analytics. 
• Experience supporting real estate, operating, investment, or capital allocation decisions. 
• Experience presenting analytical findings and recommendations to leadership. 
• Multifamily real estate experience preferred.
• Experience building or improving budgeting, forecasting, reporting, data, or business intelligence processes preferred. 
• Experience with capital planning, investment analysis, or asset management preferred.
• Experience in a vertically integrated real estate organization preferred.
• Experience with Power BI and planning systems such as Pigment, Vena, Anaplan, or Adaptive preferred. 
• Experience with Yardi, RealPage, MRI, or comparable real estate platforms preferred. 
• CFA, CPA, ARGUS, or similar professional credential preferred.

Competencies:

• Strong understanding of financial statements, budgeting, forecasting, variance analysis, and real estate investment fundamentals. 
• Ability to connect operating performance to NOI, cash flow, asset value, and investment returns. 
• Advanced financial modeling, Microsoft Excel, analytical, and problem-solving capabilities. 
• Ability to simplify complex analysis and communicate key findings clearly. 
• Strong organizational, time-management, and cross-functional collaboration skills, with the ability to manage competing deadlines. 
• Demonstrated curiosity, initiative, ownership, attention to detail, and commitment to continuous improvement. 

Compensation and Benefits for Senior FP&A Analyst:

Pay Range: $85,000 - $111,400

Compensation is determined by several factors that vary depending on the position, including the individual’s experience, skills, and the knowledge they bring to the specific role.
