SUMMARY:
- The Commercial Dock Door Maintenance Technician II is responsible for performing multiple maintenance activities, including preventive, predictive, general repairs, overhauls, troubleshooting, and upkeep of facility and utility equipment on all campus internal & external commercial dock doors & dock plates.
- The Primary focus is to keep all doors functioning safely and properly.
- Position responsibilities include operating diagnostic equipment and instrumentation, using technical measuring devices, and reading and interpreting electrical, mechanical, and sensor control systems schematics and drawings.
Responsibilities
RESPONSIBILITIES:
- Coordinates with various departments for preventive maintenance, PM, repairs or replacement.
- Under minimal supervision, conducts breakdown and preventive maintenance on automated speed doors & dock door systems & controls, and repairs (including detailed troubleshooting of all door systems).
- Completes documentation (work orders, logbooks) to reflect work performed.
- Supervises activity carried out by outside contractors for any maintenance, repairs, new projects, and calibration on all door needs or systems.
- Maintains documents related to preventive maintenance, breakdown maintenance, and usage of logbooks. Daily monitoring of facility utilities. (EMAINT system)
- Maintains a safe and clean working environment by enforcing procedures, rules, and regulations.
- Provides support to execute qualification protocol for utilities, equipment installation, and operations.
- Interacts daily with various departments and outside contractors to interpret their needs and requirements and represent them in the field.
- Cooperates and communicates effectively with Supervisor/manager/director and other participants to aid and provide technical support.
- Maintains PM system to include developing new procedures and schedules, assessing effectiveness of PM programs regarding equipment operation and downtime.
- Responds to emergency calls and work on-call schedules as needed (either during or outside of regular working hours). May be required to work weekends and extended hours to meet company needs. Required to be on call for emergency situations.
- Troubleshoots control wiring and control circuitry and repairs as needed.
- Ability to manage and coordinate projects performed by outside contractors.
Able to work within and maintain the budget for facilities projects
Qualifications
QUALIFICATIONS:
- 5+ years of experience in industrial maintenance or a combination of education and experience.
- Must have commercial door experience
- Must be able to operate a box truck
- Valid driver’s licenses
- Understanding of industrial facility permitting.
- Adhere to Federal, state, and local safety policies and procedures.
- Mechanical, electrical, controls, and maintenance skills.
- Ability to read, understand, and follow complex instructions, prints, and schematics.
- Ability to effectively manage multiple tasks in a fast-paced environment.
- Ability to positively cooperate and communicate with coworkers, contractors, and management.
- Ability to obtain operator certification on designated equipment.
- Able to work on ladders and lifts (as applicable and recommended) up to heights of 60 feet.
- Ability to wear OSHA-approved personal protective equipment (PPE).
- Ability to bend, lift, and stretch on a regular basis.
- Ability to consistently interact with others in a cooperative, respectful, and professional way.
- Positive attitude with ability to work in a fast-paced environment and overcome challenges.
- Demonstrate good verbal and written communication skills.
- Ability to work within a team to reach a common goal.
- Ability to work independently and be self-motivated.

EDUCATION/EXPERIENCE:
High school diploma
WORK ENVIRONMENT/REQUIREMENTS:
- Must work overtime as required, including 2nd or 3rd shift if required.
- Forklift certification

- Basic computer skills (MS Word, Excel).
