Description
Regional Property Manager – Multifamily
Location: Greater Denver, CO | Portfolio: 6–8 Properties Across Multiple States
About the Opportunity
A well-established property management company is seeking a Regional Property Manager to oversee a multi-state portfolio of conventional multifamily communities based in the Greater Denver area. Reporting to the SVP of Residential Management, this high-impact role combines hands-on operational leadership, financial oversight, and team development to drive portfolio performance and maximize net operating income (NOI).
This is a fantastic opportunity for a regional with strong financial and operational instincts and enjoys being in the field and working directly with site teams. The ideal candidate is a proven multifamily operator who understands the numbers, can confidently present and defend financial performance to asset management, and proactively develops on-site teams. This role requires a strong field presence and significant overnight travel.
Key Responsibilities
- Portfolio Performance: Oversee the financial and operational performance of 6–8 multifamily communities across multiple states, identifying opportunities to improve occupancy, revenue, expenses, and NOI.
- Financial Management: Manage property budgets, review monthly financial statements and variance reports, prepare reforecasts, and confidently communicate and defend financial results to asset management.
- Operational Leadership: Establish performance goals, identify operational gaps, and implement timely action plans to keep properties on track.
- Team Development: Lead, mentor, and train Property Managers and on-site teams, setting clear expectations and holding staff accountable for results.
- Revenue & Resident Relations: Guide revenue management strategies, support strong resident relations, and ensure consistent execution of company policies and operating standards.
- Field Support: Maintain a strong on-site presence, partner with property teams to resolve challenges, and drive operational excellence across the portfolio.
Qualifications
- 3–5 years of regional multifamily property management experience preferred
- Demonstrated experience managing conventional multifamily residential communities; commercial real estate and condominium management alone will not meet this requirement.
- Strong financial acumen, including multi-property budgeting, NOI analysis, variance reporting, and reforecasting.
- Proven ability to present financial results, explain variances, and defend operating decisions to asset management or ownership.
- Experience training and developing site teams, identifying performance gaps, and driving accountability.
- Proficiency with Yardi and Microsoft Office, particularly Excel.
- Willingness and ability to travel overnight approximately 50–70% of the time.
- Denver market knowledge strongly preferred.
- Bachelor’s degree preferred; industry certifications such as CPM or ARM are a plus.
Why You Should Apply?
This is an opportunity to make a measurable impact across a multi-state multifamily portfolio, partnering with senior leadership and asset management to improve financial results, strengthen on-site teams, and drive long-term property performance. The role is ideal for a financially savvy, hands-on regional leader who thrives in a field-focused environment and takes initiative without waiting to be asked.
