Job Description

We are seeking an experienced and proactive Building Manager to oversee the day-to-day management of a prestigious commercial property. The successful candidate will play a key role in ensuring the asset operates efficiently, safely, and sustainably while providing a best-in-class experience for occupiers, visitors, and clients.

Key Responsibilities

Health, Safety & Risk Management

• Lead all aspects of health, safety, fire safety, and risk management across the property.
• Ensure compliance with statutory regulations, policies, and procedures.
• Manage contractor compliance systems and risk assessments.
• Coordinate emergency response plans, evacuation procedures, and safety training.

Building Operations & Facilities Management

• Oversee all building services including maintenance, cleaning, security, waste management, and utilities.
• Manage contractor performance through service level agreements and key performance indicators.
• Develop and maintain planned preventative maintenance (PPM) programmes.
• Support the planning and delivery of capital works and asset improvement projects.

Occupier & Stakeholder Engagement

• Build and maintain strong relationships with tenants, clients, contractors, and service providers.
• Act as the primary point of contact for occupier requirements and operational matters.
• Promote tenant engagement initiatives and support community-building activities within the property.
• Deliver a high-quality occupier and visitor experience.

Financial Management

• Manage the annual service charge and operational budgets.
• Monitor expenditure and identify opportunities for cost savings and efficiency improvements.
• Approve and process invoices while ensuring accurate financial records are maintained.
• Support budget preparation, forecasting, and financial reporting activities.

Sustainability & ESG

• Support the implementation of sustainability initiatives and environmental objectives.
• Monitor utility consumption and environmental performance data.
• Engage with occupiers and service partners on sustainability best practices.
• Contribute to ESG and corporate social responsibility initiatives.

Reporting & Compliance

• Conduct regular property inspections and ensure issues are resolved promptly.
• Prepare operational reports and client updates.
• Maintain accurate records relating to compliance, maintenance, and building performance.

Experience & Skills

• Proven experience in commercial property, facilities, or building management.
• Strong stakeholder management and relationship-building abilities.
• Excellent organisational skills with the ability to manage multiple priorities.
• Experience managing service contractors and supplier relationships.
• Commercial awareness with experience managing budgets and expenditure.
• Strong communication and presentation skills.
• High level of IT proficiency, including property management and financial systems.
• Ability to work independently while collaborating effectively with wider teams.
• Customer-focused mindset with a commitment to service excellence.

Education & Qualifications

• Relevant qualification in Property Management, Facilities Management, Real Estate, or a related discipline.
• Health & Safety qualification desirable (IOSH, NEBOSH, or equivalent).
• Strong understanding of current health, safety, and compliance regulations.
• Professional membership of a relevant industry body would be advantageous.
