Description
Multifamily Renovation Project Manager
Transform Communities. Lead High-Impact Renovations.
We are seeking an experienced and driven Project Manager – Multifamily Renovations to oversee a major repositioning initiative across a portfolio of apartment communities in the Greater Philadelphia market. This newly created role will be instrumental in executing a comprehensive renovation strategy focused on revitalizing well-maintained but aging 1970s-era multifamily assets.
This is an opportunity to join a growing owner-operator that is making a significant long-term investment in its portfolio. If you thrive in a fast-paced environment, enjoy managing multiple projects simultaneously, and take pride in bringing large-scale renovation plans to life, we'd love to hear from you.
About the Role
The Project Manager will serve as the central point of coordination between property teams, corporate leadership, contractors, vendors, and local municipalities. Initially, the focus will be on high-volume unit renovation projects, with additional capital improvement initiatives—including common area upgrades, lighting improvements, hallway renovations, and other property enhancements—expanding over time.
Success in this role requires a proactive, highly organized professional who can independently manage multiple moving pieces while ensuring projects remain on schedule, within budget, and fully compliant with local regulations.
Key Responsibilities
- Manage and oversee multifamily unit renovation projects across multiple apartment communities.
- Coordinate renovation schedules, permit submissions, inspections, contractor activities, and project timelines.
- Act as the primary liaison between on-site teams, corporate leadership, vendors, contractors, and municipal officials.
- Ensure all project milestones, deadlines, and deliverables are achieved.
- Coordinate operational logistics necessary to support renovation work, including utility shutdowns, resident communications, site access, and contractor scheduling.
- Monitor contractor performance and quality control throughout the renovation process.
- Maintain detailed project tracking, reporting, and budget oversight.
- Work closely with local building departments, inspectors, and permitting authorities to ensure timely approvals and compliance.
- Anticipate project challenges and proactively develop solutions to keep projects moving forward.
- Support future capital improvement projects as the portfolio's renovation strategy evolves.
What We're Looking For
- We're open to candidates from a variety of backgrounds, including:
- Multifamily renovation project management
- Construction project management
- Maintenance leaders with significant CAPEX and renovation experience
- Property management professionals with strong construction oversight experience
The ideal candidate is self-sufficient, resourceful, and comfortable operating with a high degree of autonomy. They possess strong communication skills, can effectively navigate conversations with inspectors and local officials, and have the confidence to advocate for project needs when necessary.
Qualifications
- 3–5+ years of project management experience in construction, renovations, capital projects, or multifamily housing.
- Demonstrated experience managing apartment unit renovations and/or multifamily CAPEX projects.
- Strong understanding of permitting, inspections, construction scheduling, and contractor management.
- Ability to oversee multiple projects and workstreams simultaneously.
- Excellent organizational, communication, and problem-solving skills.
- Experience coordinating with vendors, contractors, property teams, and municipal agencies.
- Proficiency with project tracking, budgeting, and reporting tools.
