Overview
The Lead Generation and Marketing Specialist reports to the Pennrose corporate office in Philadelphia, PA. This role includes one remote day per week and up to 60% travel to lease-up sites as required. The Lead Generation and Marketing Specialist will support lead generation, outreach marketing, and leasing activity for lease-up communities across the portfolio. They will provide coverage and support when there is a vacant position or high demand of traffic and leads for any lease-up property in the portfolio. They report to their assigned Manager to receive daily and weekly assignments and will report to the project with the most urgent need by assisting with leasing activities, outreach marketing, and administrative tasks. They play a key role in ensuring an exceptional experience for prospective residents while supporting overall leasing goals.
Pay Range: $55,000 - $60,000 annually + bonus potential

Responsibilities
1. Leasing Activities:
• Respond promptly to leasing inquiries via phone and email.
• Assist in processing rental applications, verifying information, and requesting documentation.
• Assist in sending denial letters to applicants in a timely manner.
• Keeps the assigned property inbox organized and clears all leads and voicemails cleared daily. (Responsible for clearing daily Elise AI tasks, if applicable.)
• Scheduling interviews for on-site team
2. Outreach Marketing:
• Confidently network and manage relationships across multiple regions to support lead generation for lease-up communities.
• Develop and maintain relationships with local partners, referral sources, community organizations, and regional stakeholders.
• Support outreach strategies that increase qualified traffic, strengthen community awareness, and help achieve leasing goals.
• Work alongside the Director of Marketing to identify marketing needs throughout the lease-up process.
3. Administrative Support:
• Maintain accurate records of leasing activity, applications, and resident communications.
• Assist with data entry and maintaining the property management system.
• Records daily productivity and efforts to supervisor.
• Represents Pennrose and quickly educates themselves regarding all important details on the lease-up properties they are assigned to. This includes timely and professional communications such as managing emails and phone calls, tracking incoming applications, entering applications and assisting various properties.
• Assists in executing all steps of an application, including the management of waitlist applications, sending correspondence to applicants regarding next steps in the process, and sending denial letters by mail from the corporate office.
• Works closely with site-specific teams when on assignment to help facilitate where the greatest need lies, as well as fills in with full ownership and effort where there are staff shortages or heavy workloads.
• Receives regular coaching on each new property in which they are assigned and will work with confidence in all areas of leasing techniques, software/technology, and will report to the Director of Marketing-Transition Management to review expectations for monthly, weekly, daily goals.
• Works alongside the Transition Team to ensure best practices are performed consistently to ensure continuous improvement to reach leasing goals as quickly as possible.
Qualifications

· Easily navigates between many different properties while retaining detailed information regarding each.

· Creates and maintains ongoing relationships with preferred community partners to consistently generate new leads and continues to seek new partners throughout each lease-up.
· Maintains accurate records of community contacts by region to support ongoing outreach, relationship management, and lead generation efforts.
· Retains a highly motivated and positive attitude and offers “above and beyond” customer service.
Requirements:
• Education: High school diploma or equivalent (associate degree or relevant certification preferred).
• Experience: Prior experience in leasing, marketing, administrative support, customer service, or property management is required.
