Working alongside housing co-operatives, they help ensure residents have access to safe, sustainable, and well-managed homes while promoting financial stewardship, community engagement, and long-term sustainability.

As they continue to grow and pursue new opportunities to expand affordable housing initiatives, they are investing in their finance team to enhance strategic planning and operational support.
This newly created role offers a unique opportunity to apply financial expertise in a purpose-driven environment. Rather than focusing solely on traditional accounting functions, you will contribute directly to budgeting, capital planning, and financial decision-making that supports the long-term success of affordable housing communities and the people who call them home.
Key Responsibilities
As the Financial Analyst, you will provide financial planning and analytical support across a portfolio of housing co-operatives, helping guide sound financial decisions that promote long-term sustainability while supporting operational teams.
Financial Planning & Budgeting
- Prepare and coordinate annual operating budgets for multiple housing co-operatives, ensuring accuracy and alignment with organizational objectives.
- Support forecasting activities and monitor financial performance throughout the year by identifying trends, variances, and opportunities for improvement.
- Develop financial models and planning tools that assist with strategic decision-making and long-term financial sustainability.
Financial Analysis & Capital Planning
- Analyze financial information to identify trends, risks, and opportunities that support informed business decisions.
- Review reserve fund studies and building condition assessments to help evaluate future capital requirements for aging properties.
- Assist with long-term capital planning by providing financial insight into maintenance priorities, funding strategies, and infrastructure investments.
- Support cost analysis initiatives and identify opportunities to improve operational efficiency as the role continues to evolve.
Subsidy Administration & Reporting
- Complete annual income verification calculations and support government rental assistance and subsidy administration.
- Prepare financial schedules and supporting documentation required for budgeting and internal reporting.
- Ensure financial information is accurate, organized, and compliant with applicable funding and reporting requirements.
Collaboration & Operational Support
- Partner closely with Property Coordinators to provide financial guidance throughout the budgeting process while allowing operations teams to remain focused on resident and property management.
- Collaborate with the Senior Bookkeeper and Junior Accountant, providing analytical support that complements the day-to-day accounting function.
- Participate in occasional evening meetings to present financial information and answer questions from internal stakeholders when required.
Systems & Continuous Improvement
- Utilize NewViews accounting software and QuickBooks to access financial information and support reporting requirements.
- Create and maintain sophisticated Excel workbooks using formulas, financial models, and large datasets to improve reporting accuracy and efficiency.
- Identify opportunities to streamline financial processes and enhance reporting capabilities across the organization.
Qualifications
To succeed in this role, candidates should demonstrate:
Education & Experience
- Post-secondary education in Accounting, Finance, Business, Economics, or a related discipline.
- Approximately 5 years of progressive experience in financial analysis, budgeting, forecasting, or financial planning.
- Experience within nonprofit organizations, affordable housing, financial institutions, banking, mortgage lending, or similarly analytical environments is considered an asset.
- Professional accounting designation (CPA) is not required.
Technical Skills
- Strong budgeting, forecasting, and financial analysis experience.
- Advanced or strong intermediate proficiency in Microsoft Excel, including formulas, financial models, and working with large datasets.
- Experience using accounting software such as NewViews, QuickBooks, or similar ERP/accounting systems.
- Ability to interpret reserve fund studies, building condition assessments, or long-term capital planning documentation is an asset.
