What this opportunity involves:
JLL is seeking an experienced and commercially astute Senior Property Manager to join our dynamic Property & Asset Management team in Perth. This is an exceptional opportunity to take ownership of a premium commercial property portfolio in the Perth CBD, working directly with high-profile clients and driving superior asset performance.
Reporting to the Head of Commercial Property & Asset Management WA, you will be responsible for the strategic day-to-day management of commercial properties, ensuring optimal financial performance, exceptional client service, and outstanding tenant relationships.
An overview of the role:
· Client Partnership: Develop and maintain high-level relationships with clients, implementing all responsibilities as specified in Management Agreements
· Financial Management: Prepare and analyse income/expenditure budgets, monthly reports, outgoings recoveries, forecasts and audits in accordance with critical dates
· Performance Analysis: Review property performance through monthly and quarterly reports, maintaining tight control over operating costs
· Tenancy Administration: Ensure accuracy of tenancy schedules, process all applicable tenant charges in accordance with leases, and actively manage rental arrears
· Compliance: Ensure tenants adhere to lease obligations and Building Rules and regulations
· Stakeholder Engagement: Conduct timely discussions and meetings with clients, tenants, Facilities Managers and the broader property management team
· Sustainability Leadership: Drive sustainability initiatives to maintain NABERS ratings across your portfolio
· Team Support: Provide guidance and mentorship to junior members of the Property & Asset Management team
· Emergency Response: Be contactable to respond to after-hours incidents related to your portfolio
Sound like you? This is what we’re looking for:
· Minimum 5 years' commercial property management experience
· Current Real Estate Agents Representative Certificate (including Property Management)
· Proven experience preparing complex budgets, including accrual accounting
· Strong financial aptitude, commercial acumen and analytical skills
· Excellent computer skills across all Office applications
· Outstanding communication and client servicing capabilities
· Degree in Property, Business, Management or related discipline
· Demonstrated ability to identify and implement value-enhancing opportunities for property assets
· Passionate about quality with exceptional attention to detail
· Self-motivated, confident and energetic
· Ability to effectively manage stressful situations and conflicting demands
· Flexible and adaptable to rapidly changing environments
· Strong goal orientation with a collaborative team player mindset
