615 Ventures is a Nashville-based investment firm that creates value through the acquisition and management of commercial real estate nationwide. 615 Ventures manages retail, office, industrial, SNTL and residential assets across seven U.S. markets. In addition to our commercial real estate efforts, we also evaluate company acquisitions primarily in the greater Nashville, TN area.

The opportunity

We're hiring a Senior Leasing Specialist to own leasing execution across our growing portfolio. This is a deal-focused, owner-side role. You'll work directly with senior leadership on leasing strategy, portfolio performance, and real estate decisions. The immediate priority is driving occupancy through renewals, vacancy backfill, broker relationships, tenant outreach, and lease negotiations. You'll also lead select portfolio projects on underutilized assets, vacant buildings, and land opportunities. In a lean, entrepreneurial environment, your recommendations and execution will have a visible impact.

What you'll do

Lead renewal efforts: tenant outreach, key-date tracking, business-term negotiation, and lease execution.
Drive vacancy backfill: engage brokers, source prospects, coordinate tours, prepare deal summaries, and maintain disciplined follow-up.
Maintain an active leasing pipeline covering current vacancies, upcoming expirations, and anticipated turnover.
Negotiate LOIs, renewals, amendments, and extensions with brokers, tenants, and outside counsel.
Build proactive relationships with key tenants: understand their business, growth plans, and how we can be a useful partner.
Handle special-situation lease work: restructurings, blend-and-extends, recapture-and-release, and other non-standard transactions.
Maintain leasing materials: availability schedules, rent comps, target tenant lists, deal pipelines, and leasing updates.
Lead execution on assigned real estate projects: dark-space backfill, dispositions, highest-and-best-use analysis, and asset repositioning.
Coordinate with brokers, attorneys, surveyors, engineers, architects, contractors, and municipalities.
Support acquisitions on the front end: source leads through your broker network, screen opportunities, and develop leasing assumptions.
Build a meaningful presence in the brokerage and ownership community through events, tours, and relationships.

Who you are

5+ years of commercial real estate experience, with a strong background in commercial leasing, brokerage (landlord or tenant rep), property management, development, or owner/operator work.
A closer mentality: you like making things happen, you like the chase, and you measure yourself by deals signed.
Strong working knowledge of commercial lease economics: LOIs, NNN structures, TI allowances, commissions, options, escalations, and renewal mechanics.
Able to communicate directly and credibly with tenants, brokers, attorneys, vendors, and ownership, including under pressure.
Organized and able to manage many deals, prospects, deadlines, and projects in parallel.
Practical and entrepreneurial: comfortable in a small private real estate company where priorities shift and ownership is close to the work.
Strong written and verbal communication.
Located in or willing to relocate to Nashville, TN.

Salary Range
We seek to hire top-tier individuals and intend for our compensation to be at a rate that allows us to recruit and retain individuals who align with our core values, purpose, mission, and vision. Final total compensation is based on a multitude of factors including, but not limited to, skill level, relevant experience to the position, and cost of labor.

Annual pay range

$75,000—$110,000 USD

Total annual compensation including bonuses up to:

$110,000—$150,000 USD
