We are currently seeking an experienced and motivated Licensed Property Manager to oversee residential communities located throughout Burnaby and Vancouver, British Columbia. This position is ideal for a results-oriented leader who is passionate about delivering exceptional resident experiences while driving operational and financial performance.

Position Summary
The Property Manager is responsible for the overall management and performance of an assigned portfolio of residential apartment communities. This includes overseeing property operations, leasing, resident satisfaction, financial performance, maintenance coordination, health and safety, and employee leadership.
The successful candidate will possess strong leadership abilities, excellent customer service skills, sound financial acumen, and a thorough understanding of British Columbia's Residential Tenancy Act and regulatory requirements.
A valid British Columbia Rental Property Management Representative Licence issued by the BC Financial Services Authority (BCFSA) is required.

Key Responsibilities
Property Operations
  • Oversee the daily operations of assigned residential apartment communities throughout Burnaby and Vancouver.
  • Ensure properties are maintained to MetCap Living's operational, safety, and appearance standards.
  • Conduct regular property inspections and identify operational improvements.
  • Coordinate preventative maintenance programs and capital improvement projects.
  • Ensure building systems and common areas are properly maintained.

Resident Experience
  • Deliver exceptional customer service and foster positive resident relationships.
  • Respond promptly and professionally to resident inquiries and concerns.
  • Resolve resident complaints through effective problem-solving and conflict resolution.
  • Promote resident retention through proactive communication and service excellence.
  • Maintain high resident satisfaction standards.

Leasing & Occupancy
  • Achieve occupancy and revenue objectives.
  • Oversee leasing activities including marketing, property tours, applicant screening, lease execution, and move-in coordination.
  • Ensure leasing practices comply with applicable legislation and company policies.
  • Monitor market conditions and recommend rental pricing strategies.
  • Drive resident retention initiatives and lease renewals.

Financial Management
  • Prepare and manage annual operating budgets.
  • Monitor monthly financial performance and operating expenses.
  • Review income statements and variance reports.
  • Approve invoices and control expenditures.
  • Maximize Net Operating Income (NOI) through effective cost management.
  • Monitor rent collections and minimize arrears.

Leadership & Team Management
  • Lead, coach and develop Resident Managers, Building Managers, Leasing Consultants and Maintenance staff.
  • Conduct recruitment, onboarding, training and performance management.
  • Foster a culture of accountability, teamwork and continuous improvement.
  • Ensure employees comply with company policies and procedures.
  • Support employee engagement and professional development initiatives.

Maintenance & Vendor Management
  • Coordinate maintenance activities and service requests.
  • Source, negotiate and manage vendor contracts.
  • Ensure contractors comply with safety requirements and company expectations.
  • Monitor quality of work and service delivery.
  • Participate in annual capital planning.

Health & Safety
  • Promote a safe working environment for employees, contractors and residents.
  • Conduct regular health and safety inspections.
  • Ensure compliance with WorkSafeBC requirements.
  • Participate in incident investigations and implement corrective actions.
  • Maintain emergency preparedness plans and building safety procedures.
Legislative Compliance
Ensure compliance with all applicable legislation including:
  • Residential Tenancy Act (British Columbia)
  • Real Estate Services Act
  • BC Financial Services Authority (BCFSA) licensing requirements
  • Human Rights Code
  • Personal Information Protection Act (PIPA)
  • WorkSafeBC Occupational Health & Safety Regulations
  • Municipal bylaws and applicable fire and building codes

Qualifications
Required
  • Valid BC Rental Property Management Representative Licence (BCFSA).
  • Minimum 3–5 years of residential property management experience.
  • Experience managing multi-unit residential apartment communities.
  • Strong knowledge of the Residential Tenancy Act (British Columbia).
  • Experience preparing and managing operating budgets.
  • Proven leadership and employee development experience.
  • Strong communication, organizational and problem-solving skills.
  • Proficiency in Microsoft Office (Word, Excel, Outlook).
  • Valid Class 5 Driver's Licence with access to a reliable vehicle.

Preferred
  • Experience managing multiple residential communities.
  • CPM®, ARM®, or RPA designation considered an asset.
  • Experience with Yardi, Building Stack, MRI, or similar property management software.
  • Knowledge of capital planning and project management.
