Description
Commercial Property Manager – Medical Office Campus
An established property owner is seeking a hands-on Commercial Property Manager to oversee a multi-tenant medical office and healthcare campus in Philadelphia’s Port Richmond neighborhood. This is an excellent opportunity for an experienced commercial property manager with medical office experience who enjoys taking ownership of a property and managing day-to-day operations independently.
Overseeing a diverse healthcare environment that includes medical practices, surgery centers, and an inpatient rehabilitation facility, you’ll serve as the primary point of contact for tenants and the on-site representative for ownership. You’ll work closely with two building engineers, an asset manager, and an outside accounting firm to ensure smooth operations, strong tenant relationships, financial accuracy, and regulatory compliance.
This is a true one-property, one-person management role—ideal for a self-directed professional with sound judgment, strong communication skills, and the maturity to navigate a dynamic healthcare environment with professionalism and empathy.
What You’ll Do
- Property Management & Operations: Oversee daily campus operations, coordinate service requests and repairs with on-site engineering staff, manage vendor contracts, and competitively bid outside services.
- Financial Management & Accounting: Use Yardi Voyager for commercial tenant billing, prepare annual CAM and operating expense reconciliations, manage expense pools and pro-rata allocations, and collaborate with outside accountants on property financials.
- Tenant Relations: Build positive relationships with medical providers and other tenants, coordinate move-ins, interpret lease terms and property rules, and address tenant needs with professionalism, discretion, and empathy.
- Ownership & Asset Management: Maintain regular communication with the asset manager regarding property performance, tenant matters, capital projects, and operational priorities.
- Compliance & Life Safety: Maintain inspection records, life safety documentation, and required records supporting healthcare tenants’ Joint Commission (JCAHO), governmental, and licensing requirements.
- Capital Projects & Emergency Response: Coordinate routine capital improvements and respond to building emergencies, including providing on-call support outside normal business hours.
What We’re Looking For
- At least 3 years of commercial property management experience, with medical office or healthcare property management experience required.
- Hands-on experience with Yardi Voyager, including commercial tenant billing.
- Strong knowledge of commercial CAM and operating expense reconciliations, including expense pools, pro-rata allocations, caps, and management fee provisions.
- Financial and accounting proficiency, including the ability to work effectively with third-party accountants.
- Proficiency in Microsoft Excel and Office.
- Excellent tenant relations, communication, and problem-solving skills.
- A self-motivated, highly organized professional who can independently manage competing priorities without administrative support.
- Emotional maturity, adaptability, and the ability to communicate effectively with diverse populations in a busy healthcare setting.
- Availability for on-call building emergencies.
Preferred Qualifications
- Familiarity with Joint Commission environment-of-care standards and healthcare life safety requirements.
- Experience with utility submetering or allocation billing.
- Bachelor’s degree in a related field.
Why You Should Apply
Take ownership of a dedicated Philadelphia medical office campus where your judgment, initiative, and relationship-building skills make a direct impact. You’ll enjoy a collaborative, close-knit team, direct access to ownership’s asset management team, and the autonomy to lead daily operations without the layers of a large management organization.
If you’re an experienced commercial property manager who thrives on independence, understands the financial side of property operations, and knows how to balance professionalism with empathy, this is an opportunity to make the property your own.
