Position Summary
Aeon is seeking a highly skilled and experienced Area Maintenance Specialist to provide advanced technical maintenance expertise across Aeon's portfolio of affordable and market-rate apartment communities throughout the Twin Cities.
As an Area Maintenance Specialist, you'll serve as a senior-level technical resource within Aeon's Roving Maintenance team, providing advanced troubleshooting, preventive maintenance, repair, and technical support for building systems and major mechanical equipment, including boilers, HVAC equipment, and building automation systems. You'll work across Aeon communities based on portfolio needs, helping identify and resolve complex maintenance issues, strengthen preventive maintenance practices, support inspections, and complete specialized maintenance projects.
This role also plays an important part in strengthening the technical capabilities of Aeon's maintenance teams. You'll work alongside site maintenance staff to troubleshoot challenging issues, share technical knowledge, provide hands-on training and guidance, and help teams develop stronger approaches to maintaining Aeon's buildings and systems.
This position requires advanced technical knowledge, sound judgment, strong diagnostic skills, and the ability to independently assess complex building and mechanical issues. Because you'll regularly work across different properties and building types, success also requires adaptability, organization, initiative, the ability to quickly understand the systems, conditions, and priorities of each community, and the ability to build strong working relationships with onsite staff.
The Area Maintenance Specialist reports to the Director of Maintenance.
Key responsibilities include, but are not limited to:
Advanced Maintenance & Building Systems
- Independently diagnose, troubleshoot, maintain, and repair complex building and mechanical systems, including boilers, HVAC equipment, building automation systems, plumbing, electrical, and other major multifamily building systems.
- Conduct high-level inspections and preventive maintenance, identifying root causes of recurring issues, emerging concerns, safety risks, and opportunities to improve equipment reliability and performance.
- Determine appropriate repair solutions, including when specialized vendor or contractor support is needed, and ensure work meets applicable codes, manufacturer specifications, safety requirements, and Aeon maintenance standards.
- Maintain accurate documentation of inspections, preventive maintenance, repairs, equipment conditions, and recommended follow-up.
Portfolio & Roving Support
- Provide advanced maintenance support across Aeon communities, quickly assessing unfamiliar building systems, maintenance conditions, and priorities and responding to complex, recurring, or high-priority needs.
- Support properties preparing for inspections by identifying deficiencies, determining corrective action, completing or coordinating repairs, and helping ensure building systems meet applicable standards.
- Partner with property-based maintenance and management teams to resolve maintenance and mechanical issues and provide technical support during urgent building situations.
Technical Leadership & Team Development
- Serve as an advanced technical resource for Aeon's maintenance teams, providing guidance and hands-on support with complex repairs, building systems, diagnostics, and troubleshooting.
- Provide hands-on training, coaching, and knowledge sharing to strengthen the technical skills and confidence of site maintenance staff.
- Model a high standard of professionalism, accountability, and quality workmanship, demonstrating a commitment to excellence, continuous learning, and Aeon's mission
Projects & Vendor Coordination
- Coordinate and complete targeted mechanical and building-system projects, partnering with Aeon's Capital team and other departments as appropriate.
- Assess project needs and technical requirements, identify appropriate solutions, and coordinate specialized vendor or contractor support when needed.
- Monitor vendor and contractor work for quality, timeliness, cost-effectiveness, and adherence to project requirements.
Resident & Community Support
- Provide courteous, respectful, and professional service when interacting with residents, visitors, contractors, vendors, and coworkers.
- Communicate clearly with residents regarding maintenance work, access needs, and building issues while respecting residents' homes, privacy, and schedules.
- Follow all Aeon safety policies, procedures, and applicable regulations while modeling professionalism, accountability, and high-quality workmanship.
Skills & Qualifications
We're looking for a seasoned apartment maintenance professional with advanced technical knowledge of multifamily building systems and the ability to independently diagnose and resolve complex mechanical and maintenance issues. This role requires someone who can move between different properties and building types, quickly assess unfamiliar systems and conditions, determine priorities, and serve as a knowledgeable technical resource to maintenance teams across Aeon's portfolio.
Additionally, this role requires:
- 5+ years of multifamily apartment maintenance experience, including advanced troubleshooting and repair of boilers, HVAC, building automation systems, plumbing, electrical, appliances, carpentry, and other major building systems.
- Advanced mechanical aptitude and demonstrated ability to independently diagnose complex or recurring issues, identify root causes, determine effective solutions, and recognize when specialized expertise is required.
- Experience providing technical guidance, hands-on training, coaching, or support to other maintenance professionals.
- Strong organizational and time-management skills, with the ability to independently prioritize and manage multiple properties, projects, and technical needs.
- Ability to work collaboratively across properties, departments, and external partners and communicate professionally and respectfully with residents, coworkers, vendors, and contractors from a wide range of backgrounds and experiences.
- Comfort using Microsoft Office and technology related to building operations, project management, building automation, monitoring systems, or similar platforms.
- Resourceful and solutions-oriented, with strong judgment, initiative, a commitment to high-quality work, and alignment with Aeon's mission.
- Valid driver's license, reliable vehicle, and current vehicle insurance required, with the ability and willingness to travel regularly between Aeon properties throughout the Twin Cities.
- Must own basic maintenance tools.
Physical Requirements
- Ability to stand, walk, reach, climb, bend and kneel for extended periods of time.
- Ability to conduct property tours and inspections: Includes walking through hallways, stairwells, leasing offices, common areas, and vacant or occupied apartment homes. This may involve navigating multiple floors and uneven surfaces.
- Ability to lift up to 30 pounds frequently and 50 pounds occasionally.
- Ability to reach above and below the shoulders.
- Ability to use hands and fingers to grasp, twist and pull.
- Ability to withstand external weather conditions such as working outside in the rain, cold, heat or other adverse weather.
- Ability to quickly respond to sights and sounds that may pose a threat to persons or property.

Certifications/Licenses
This advanced maintenance position requires the Area Maintenance Specialist to currently hold or be able to obtain the following certifications/licenses within the first six months of employment with Aeon. Aeon will support the Area Maintenance Specialist in obtaining required certifications through training classes and/or payment of applicable licensing and certification fees:
- C2 Boiler's License; C1 preferred
- EPA Universal Certification
- Certified Pool Operator (CPO) license
- NSPIRE certification
- Water Restoration Technician (WRT) certification; advanced knowledge of remediation practices preferred
Compensation, Hours & Location

This full-time position follows a Monday–Friday schedule from 8am to 4:30pm and does not participate in a regular maintenance on-call rotation. Because this position serves as an advanced technical resource across the portfolio, occasional emergency response support outside of regular hours may be needed when significant building or mechanical issues arise.
This is an in-person, roving position supporting Aeon properties throughout the Twin Cities. Work locations and assignments will vary based on portfolio priorities, building-system needs, maintenance projects, and other operational needs. Occasional work at Aeon's Central Office or training facilities may also be required.
