The Opportunity
Whether the prospect walks through the door or signs a corporate framework agreement, you own the outcome. As Sales Manager France, you run the full commercial engine of our student and young professional living: the centralised B2C leasing team that fills our residences, and the B2B strategy that opens doors with universities, relocation agencies and corporate clients.
Reporting to the Senior Director France, you are a member of the leadership team of our Property Management business in France. You help shape its priorities and contribute to the decisions that drive the business.
You will build and lead a high-performing sales team, act as the reference on leasing performance across the portfolio, and be accountable for occupancy, revenue and resident satisfaction. You lead by example: in the data, in the field with partners and in the coaching of your team.
What You'll Drive
Build and Lead a High-Performing Sales Team
- Recruit, coach and develop a team of up to 8 people during high season — a centralised leasing team (B2C) led by a dedicated Team Lead, and a B2B sales team responsible for building and developing the commercial pipeline — creating a high-performing environment where people consistently hit targets, meet standards and grow in their craft.
- Forecast and manage resourcing levels dynamically — shift patterns, headcount, seasonal peaks — to control operating costs without compromising the customer experience.
- Build a culture of accountability, ambition and excellence where team members take pride in their results and are motivated to go further.
Own B2C Leasing Performance Across the Portfolio leading a central leasing team
- Master the full leasing funnel — from lead generation to signed lease — ensuring a smooth, high-converting journey for every prospect.
- Oversee all leasing enquiries, maintain a ready-to-move-in apartment pipeline, recommend competitive pricing and concessions, and keep availability data accurate and current.
- Monitor website traffic, inbound enquiries and reservation activity; work closely with central teams to maximise conversion at every touchpoint.
- Actively participate in the leasing process — qualifying prospects, preparing tenancy documentation, and managing move-ins, move-outs and notices to vacate.
100% Ownership over the B2B Commercial Strategy and execution
- Define and execute the B2B commercial strategy across the student and young professional living portfolio.
- Working closely with the leadership team of our Property Management business in France, define and execute the B2B commercial strategy across the portfolio under management
- Build and manage strategic relationships with key demand channels — ILS platforms, OTAs and agents — identifying opportunities to optimise the sales funnel, to improve conversion and to keep costs down
- Identify, target and close partnerships with key accounts — corporates, universities, relocation agencies and other instiutional clients.
- Remain hands-on in business development — a genuine hunter-and-manager profile — while scaling demand and unlocking new revenue streams.
Shape Strategy and Distribution Channels
- Build and manage strategic relationships with key demand channels — ILS platforms, OTAs and agents — identifying opportunities to optimise the sales funnel and improve conversion.
- Collaborate with marketing to shape local leasing strategies grounded in real market intelligence, ensuring campaigns land and deliver results.
- Stay ahead of market and competitor trends, turning insight into action to protect and grow portfolio performance.
- Design and evolve the central leasing infrastructure — call scripts, email templates, knowledge bases and CRM tools (e.g. Yardi or similar) that support a scalable operation.
- Ensure proper use of CRM and structured pipeline management across both the B2C and B2B sales motions.
Own the Numbers
- Review and analyse commercial and operational reports to identify and resolve gaps in leasing and commercial performance.
Champion the Resident and Client Experience
- Put residents at the centre of every decision — proactively gathering feedback, resolving issues quickly, and building a community people are genuinely glad to be part of.
- Drive resident retention through excellent service at every stage of the leasing lifecycle.
- Keep investors and B2B clients informed with regular, transparent performance reporting, responding to questions and concerns with urgency and confidence.
Your Profile
You are a results-driven commercial leader with solid experience in the real estate sector in France, ideally in PBSA, and a strong network of industry contacts. We value this sector knowledge as much as years of sales experience, and we welcome profiles from across the industry. You are equally comfortable running a high-volume B2C leasing operation and closing strategic B2B partnerships, and you build teams and systems that perform. You thrive in fast-paced environments, make decisions with confidence, and never lose sight of the customer, whether a student, a corporate client or a university partner.
Essential
- A demonstrated track record of leasing performance in real estate, hospitality, student housing/PBS, Coliving or a comparable services sector in France
- A thorough understanding of the higher education system in France, the major student cities in the Île-de-France region and elsewhere in the country, universities, schools, and the dynamics of the student housing market globally
- A proven understanding of competitive forces and key players in the French residential real estate market, as well as the main leasing partners
- Fluent French and English (written and verbal)
- Proven expertise in customer acquisition technologies and digital demand channels (ILS, OTA, CRM tools such as Yardi, Salesforce or similar).
- Strong analytical skills — comfortable managing budgets and interpreting operational data.
- Highly organised, able to manage multiple priorities simultaneously without losing focus or quality.
