HUD + Tax Credit Experience REQUIRED | Fast-Paced Leasing Office | Quarterly Bonuses | Career Growth

Are you an experienced affordable housing professional who can LEASE, LEAD, and GET THINGS DONE? We want YOU on our team!

Celtic Property Management, LLC is seeking a highly qualified, motivated, and results-driven Assistant Property Manager to join our busy team at Sunrise Vista.

This is a high-energy, fast-paced leasing office, and we need someone who is confident, organized, knowledgeable, and ready to hit the ground running from day one!

This is NOT an entry-level position. We are looking for an experienced affordable housing professional who knows the ins and outs of HUD and Low-Income Housing Tax Credit (LIHTC) programs, can manage multiple priorities, and understands the importance of leasing, compliance, rent collections, and exceptional resident service.

If you thrive in a busy environment, enjoy working with people, and know how to get results, this could be your next career move!

What You'll Be Doing

  • LEASE, LEASE, LEASE! Conduct engaging property tours, follow up with prospects, process applications, and help maintain strong occupancy.
  • Manage incoming leasing inquiries, maintain organized waitlists, and follow up with prospective residents.
  • Coordinate move-ins, move-outs, lease renewals, and resident communications.
  • Prepare, process, and maintain accurate HUD and LIHTC certifications, recertifications, and resident files.
  • Ensure compliance documentation is complete, accurate, and audit-ready.
  • Assist with rent collections, delinquency follow-ups, deposits, and required notices.
  • Verify income, assets, eligibility, and supporting documentation in accordance with program requirements.
  • Support the Property Manager with daily office operations, reporting, occupancy goals, and financial processes.
  • Respond professionally to resident concerns and help resolve issues promptly.
  • Coordinate with maintenance staff regarding work orders, unit readiness, and move-in preparations.
  • Maintain accurate property records and assist with compliance audits and inspections.
  • Uphold Fair Housing requirements, company policies, and excellent customer service standards.

We need someone who can multitask, prioritize, and keep things moving without constant supervision!

Requirements

 What We're Looking For

REQUIRED QUALIFICATIONS — PLEASE READ BEFORE APPLYING

  • Hands-on experience with BOTH HUD and LIHTC / Tax Credit affordable housing programs is REQUIRED.
  • At least one year of property management experience, with demonstrated affordable housing responsibilities.
  • Strong knowledge of HUD and Tax Credit eligibility requirements, income certifications, annual recertifications, and compliance documentation.
  • Proven leasing experience, including conducting tours, processing applications, coordinating move-ins, and following up with prospects.
  • Experience with rent collections, delinquency management, and resident relations.
  • Ability to work effectively in a high-volume, fast-paced leasing office.
  • Excellent organizational skills, attention to detail, and the ability to meet deadlines.
  • Strong communication, problem-solving, and customer service skills.
  • Ability to work independently, take initiative, and support the Property Manager with minimal direction.
  • High school diploma or GED.
  • Tax Credit certification or ability to obtain certification within the required timeframe.

ADDITIONAL QUALIFICATIONS THAT WILL SET YOU APART

  • Bilingual English/Spanish skills are a huge plus, but not required.
  • Experience using Yardi property management software.
  • Experience preparing HUD and LIHTC files for audits and inspections.
