Dock and Door Specialist – JLL
What this job involves:
The Commercial Dock and Door Service Technician plays a critical role in maintaining and repairing commercial and industrial overhead doors, dock leveling systems, and related equipment that keep our clients' facilities operational. You'll troubleshoot and repair mechanical, hydraulic, pneumatic, and electrical systems while ensuring all safety standards are met. This hands-on position requires technical expertise, independent problem-solving, and excellent customer service skills. By delivering reliable maintenance and repair services, you'll contribute directly to JLL's commitment to operational excellence and client satisfaction.
What your day-to-day will look like:
- Service and repair commercial doors (automatic, hollow metal, overhead), high-speed roll doors, automated gates, dock levelers, seals, bumpers, restraints, and related hardware across mechanical, electrical, and hydraulic systems
- Diagnose equipment issues through customer consultation and testing, complete repairs efficiently and safely, and verify proper operation before job completion
- Complete preventative maintenance checklists, ensuring all safety decals are legible and operator manuals are present and accessible
- Process service documentation including work orders, service reports, inspection forms, parts inventory billing, and detailed repair itemization in both paper and electronic formats
- Drive to customer sites and parts locations to address on-site needs and retrieve necessary materials
- Supervise and train general maintenance technician apprentices in dock and door maintenance procedures
- Coordinate and oversee subcontractor work when applicable, ensuring quality standards are maintained
Required Qualifications:
- High school diploma or GED equivalent
- Minimum 2 years of commercial/industrial overhead door and dock system maintenance experience
- Valid driver's license with clean driving record for travel between client locations
- Strong mechanical and electrical troubleshooting skills with understanding of hydraulic systems
- Knowledge and application of Lock-Out-Tag-Out (LOTO) safety procedures
- Ability to work independently with critical thinking and problem-solving capabilities
- Ability to lift up to 40 pounds regularly and participate in team lifts exceeding 80 pounds
Preferred Qualifications:
- Technical school training and Original Equipment Manufacturer (OEM) certifications
- Completion of manufacturer apprenticeship and training program providing 4 years of learning experience
- Minimum 2 years of experience in preventive maintenance, repairs, and installation of commercial overhead doors, automatic doors, hydraulic and mechanical dock levelers, and dock restraints
- Intermediate skills in troubleshooting electrical controls, mechanical components (springs, chains, sprockets, bearings, rollers), and hydraulics
- Ability to read and interpret schematics, service manuals, and training documentation
- Proficiency performing mathematical calculations including rates, ratios, and percentages across various units of measure

Work Shift: 08 Hour Day - 1st Shift/Morning Shift
