As a Project Manager, you will be responsible for all aspects of multiple construction projects for the duration of projects assigned; lead project teams with the project executive(s) and represent Independence Construction to the client; work with Independence Construction Executives on business development to secure future work.

Core Job Functions

  • Administer construction contracts with Owners, subcontractors, and vendors; ensure compliance and provide required contractual notices.
  • Serve as liaison with Owners/Architects and coordinate with the Senior Project Manager or Project Executive, as applicable.
  • Develop and maintain project schedules from preconstruction through closeout, supporting Superintendent’s weekly work plans.
  • Partner with Estimating during bidding and preconstruction; develop scopes of work and contract documents, award subcontracts, and manage change orders.
  • Develop and manage project budgets, cost forecasts, billings, and change management. Analyze job costs and variances and prepare monthly cost reports, gross profit projections, and cash flow forecasts for Management and the Controller.
  • Develop and implement Site-Specific Safety and Phasing Plans in coordination with the Superintendent, project team, and Safety personnel.
  • Lead project QA/QC efforts and ensure compliance with established quality standards.
  • Resolve project conflicts and issues involving internal and external teams.

Self-Perform Project Management

  • Plan and manage self-perform scopes from preconstruction through closeout, including scope review, constructability, buyout, and execution planning.
  • Develop labor budgets, production goals, and cost forecasts; monitor productivity and implement corrective actions as needed.
  • Coordinate manpower requirements with field leadership to support efficient crew deployment, sequencing, and scheduling.
  • Manage procurement and cost control for materials, equipment, rentals, and small tools, including identification of long-lead items.
  • Work with Superintendents and Foremen to establish work plans, sequencing, production expectations, and recovery strategies.
  • Manage self-perform change work, including documentation, pricing, labor/material impacts, and change authorization.
  • Maintain accountability for safety, quality, schedule, and financial performance, including inspections, punch list, and closeout requirements.
  • Evaluate completed work, productivity, and lessons learned to improve estimating and future self-perform operations.

Secondary Job Functions

  • Manage project documentation, permits, surveys, testing, and inspections in coordination with the Superintendent.
  • Coordinate and expedite materials and services required for the job site.
  • Review and coordinate structural, architectural, and MEP drawings throughout the project.
  • Oversee MEP coordination and the use of 3D/BIM tools to ensure accurate project coordination.
  • Manage project closeout, including Owner, subcontractor, and vendor contracts; obtain required warranties, releases, and other closeout documentation.

Do you have what it takes?

  • Bachelor’s degree in civil engineering or construction management
  • 15+ years experience in progressively responsible roles in Construction management or equivalent combination of education and experience.
  • Ability to handle sensitive and confidential company matters with discretion
  • Strong written and verbal communication skills, with the ability to effectively interact with all levels of internal and external stakeholders
  • Strong analytical, problem-solving, organizational, and decision making skills
  • Ability to manage multiple priorities, meet deadlines, and maintain attention to detail in a fast-paced environment
  • Ability to prepare clear, professional reports, correspondence, and project documentation
  • Strong understanding of construction delivery systems and project management processes
