Job Title: Assistant Community Manager

Position Overview:
We are hiring an energetic Assistant Community Manager for our premier 55+ Active Adult neighborhood. In this role, you will be a partner with the Community Manager to oversee daily operations, financial performance, and upscale lifestyle programming. You will actively support property efficiency while helping to design and execute wellness initiatives, specialized club activities, and vibrant social events that our residents love.

Essential Job Functions/Core Duties:
Financial
• Assist in the preparation of the annual operating budget
• Collect all rents and other incomes while controlling property expenses within the guidelines of the budget
• Ensure all bank deposits are made in accordance with Company policy and procedures
• Process all invoices on a weekly basis and submit them to the Accounting Department in a timely manner and with all required paperwork (after approval of the Community Manager)
• All on-site accounting functions
• Collect and process all payroll for the community
Leasing & Resident Experience:
• Oversee leasing activities including tours, applications, approvals, and move-ins
• Maintain strict compliance with Fair Housing laws, local regulations, and corporate leasing policies.
• Resolve resident concerns and conflicts with a professional, diplomatic, and solutions-oriented approach.
• Drive community occupancy by executing targeted marketing campaigns, promotional activities, and outreach to attract qualified residents.
• Conduct regular market surveys and analyze local competitor trends to optimize positioning and pricing strategies.
• Deliver exceptional customer service to foster positive relationships and enhance resident retention.
• Maximize rental revenue by skillfully negotiating new lease agreements and renewals at optimal market rates.
• Manage legal and eviction proceedings efficiently and in full accordance with local laws when necessary.
Staff Relations and Administration
• Manage the property independently when the Community Manager is off-site.
• Follow and implement Fortis Properties Management policies consistently.
• Maintain full technical literacy in all internal computer systems and software
Compliance & Risk Management:
• Ensure compliance with Fair Housing, ADA, OSHA, EPA, local housing laws, and company policies
• Maintain accurate records, reports, and leasing documentation
• Risk Management adherence
Other duties as needed or required
Supervision Received:
The Assistant Manager will report to the Community Manager and/or Regional Property Manager.
Supervision Exercised:
The Assistant Manager will coordinate with the Community Manager to supervise all on-site Associates and all outside contractors employed by Fortis Property Management to work at their community.
Qualifications & Skills:
Education
• Two- or four-year college degree preferred
• High School graduate or equivalent
• NALP, CAM designations preferred
Experience
• Minimum of 1-3 years multi-family property management.
• Strong marketing and sales background
• Accounting system functions
• Proficiency with property management software (Yardi, RealPage, MRI, AppFolio)
• Computer skills to include Microsoft Office (Word, Excel)
Physical & Work Requirements:
• Ability to walk the property and climb stairs
• Flexibility to work weekends and extended hours as needed
