Job Summary
The Corporate Finance and Budget Analyst will support project financial reporting and corporate budgeting. This role covers two key areas: preparing and maintaining project financials (including monthly cost updates for accounting purposes and cost closing for completed projects), and supporting the preparation of the corporate budget, financial projections, and other management-level financial reports.
Key Responsibilities
Project Financials
- Analyze ERP-generated monthly sales reports for assigned projects, sorting data by unit count, unit type, and payment terms
- Validate the consistency of sales data, ensuring sold area figures tally with current pricelist information
- Coordinate with the Project Planning and Development (PPD) and Sales teams to resolve any discrepancies in area or unit counts
- Update the inventory of units available for sale and check data consistency
- Monitor and update project financials in line with approved pricing strategies and upcoming price increases
- Consolidate project financials into summary reports for management review
- Coordinate with PPD on changes that may affect financial projections, such as revised plans or construction timelines
- Prepare monthly cost update reports for accounting cost recognition, based on anticipated final costs (e.g., building cost reports from quantity surveyors)
- Revisit current cost estimates against actual awarded and incurred costs
- Coordinate with Quantity Surveyors, Accounting, and the Construction Management Group to reconcile final project costs and prepare closing cost reports upon project completion
- Support the review of PPD financial projections, including the assumptions applied at both initial and periodic monitoring stages
Corporate Budgeting & Management Reporting
- Coordinate with department heads to gather inputs and assumptions for preparing and consolidating the corporate budget (profit & loss and cash flow) for the upcoming year
- Check submitted departmental budgets for completeness and accuracy, following up on discrepancies or missing information
- Consolidate and prepare budget materials for department head review and management approval
- Coordinate with the Accounting Department to obtain actual profit & loss and cash flow reports for relevant subsidiaries
- Prepare funding requirement forecasts for approval by the Executive Committee or Board
- Review and analyze variances between budgeted and actual financial performance
- Regularly update current-year budget estimates based on actual performance and new information
Qualifications
- Bachelor's degree in Accounting, Finance, or a related field
- Relevant experience in financial planning, budgeting, or project cost analysis; real estate or property development industry experience is a plus
- Comfortable working with ERP-generated reports and large data sets
- Strong Excel and financial modeling skills
- Solid analytical skills with high attention to detail and accuracy
- Good coordination and communication skills, with the ability to work across multiple departments (e.g., PPD, Sales, Accounting, Construction Management)
- Organized and able to manage multiple reporting deadlines and priorities
