King County's Facilities Management Division (FMD) is recruiting for a Multi-Trade Maintenance & Tenant Improvement Planner (Maintenance Planner Scheduler) position to join the Building Operations Section (BOS).
WHY THIS ROLE MATTERSThis position plays a critical role in ensuring the operational reliability, project delivery capacity, and long-term asset lifecycle performance of the Facilities Management Division. This position leads advanced planning, scheduling, scope development, and cross-trade coordination for tenant improvements, corrective maintenance, preventative maintenance, and operational repair activities. The Planner works closely with skilled trades, specialty vendors, project managers, and asset management teams to ensure work is fully scoped, resourced, sequenced, and ready for execution.
WHO IS BUILDING OPERATIONS?
BOS maintains approximately 3 million square feet in facilities where King County provides regional services, including the King County Courthouse and District Courts, Maleng Regional Justice Center, King County Administration Building, King County Animal Shelter, and several of Public Health facilities. Our facilities range in age from 8 to 100 years, with equipment such as boilers, chillers, DDC controls, ventilation fans, pumps and compressors, and fire/life/safety systems.
Through a workforce of over 300 dedicated employees, FMD operates and manages the County's capital assets by developing and maintaining cost-conscious, sustainable, high-quality facilities, and environments. BOS provides custodial services, maintenance and building operations, building security and tenant improvement project work. Key Responsibilities
- Advanced Planning & Scheduling — Develop scopes of work, cost estimates, labor forecasts, and multi-trade schedules for maintenance and project activities.
- Multi-Trade Coordination — Align labor, materials, equipment, and site access across Carpenters, Electricians, Engineers, Painters, Utility Laborers, Custodial Services, Floor Care, and Plumbers.
- Tenant Improvement & Corrective Maintenance — Lead field verification, scope development, estimating, scheduling, and stakeholder communication.
- Vendor Management — Coordinate specialty vendors supporting TI work, maintenance activities, and operational repairs.
- Capital Project Support — Support secondary field activities, commissioning, and turnover documentation for capital projects.
- Asset Integration & Maintenance Planning — Develop PM schedules, maintenance plans, warranty documentation, and CMMS updates for new assets.
- CMMS & Compliance Oversight — Track labor, materials, and work progress; ensure compliance with maintenance and reporting requirements.
- Experience in maintenance or project planning, scheduling, or construction-related work.
- Proficiency with CMMS systems and planning tools.
- Strong understanding of skilled trades (carpentry, mechanical, electrical).
- Ability to lead planning meetings with multi-craft teams, contractors, and customers.
- Strong written and verbal communication skills.
- High attention to detail with the ability to manage multiple priorities.
- Proficiency in Microsoft Word, Excel, and data-tracking tools.
- Experience preparing cost estimates.
- This position has been designated by department leadership as MISSION CRITICAL, which means that you provide for and maintain critical functions of county services that must remain operational but may not be critical to the emergency response.
- This position is salaried and is not overtime eligible. The typical workweek is 40 hours, 7:00a.m. – 4:30 p.m., Monday-Friday.
- This position will require onsite presence. The primary reporting location will be the King County Chinook Building. The position will also require onsite presence to various King County facilities for business and operational purposes.
- This position is represented by the International Brotherhood of Teamsters, Local 117 Professional & Technical.
- The selected applicant must possess a valid Washington State driver's license or the ability to travel throughout King County in a timely manner in a variety of County vehicles.
- Final appointment is contingent upon successfully passing a thorough federal and county background investigation and reference checks.
- The selected candidate must complete an annual "Financial Disclosure Statement" in accordance with the King County Code of Ethics.
