Description

Building Caretaker | Langley City Centre
Full-Time | 35 Hours per Week | $45,000–$50,000 per Year

Are you someone who takes pride in creating a clean, welcoming and well-cared-for home for residents?

Tribe Management is looking for a dependable, organized and hands-on Building Caretaker to oversee a well-maintained 16-suite residential building in the heart of Langley City Centre.

This is a great opportunity for someone who enjoys working independently, building positive relationships with residents, and taking ownership of the day-to-day care of a smaller residential community.

The Schedule

This is a full-time, 35-hour-per-week position, Monday to Friday, structured as:

  • 25 hours per week on site, generally from 9:00 a.m. to 2:00 p.m.

  • 10 flexible hours per week to support administrative responsibilities and after-hours building needs

Salary: $45,000–$50,000 annually

Why You’ll Enjoy This Role

This isn't a large high-rise with hundreds of suites. You’ll be responsible for a smaller, 16-suite, two-level apartment building, giving you the opportunity to really know the property and the residents who call it home.

The building is well maintained and conveniently located in central Langley, close to shopping, restaurants and public transportation. On-site laundry facilities are available on each floor.

You’ll have a varied role where no two days are exactly the same. One day you may be welcoming prospective residents and showing a suite, and the next you may be coordinating a contractor, completing a minor repair or making sure the common areas look their best.

What You’ll Do

As Building Caretaker, you’ll take ownership of the day-to-day operation and care of the property, including:

  • Creating a welcoming, responsive experience for residents and prospective tenants

  • Keeping common areas and outdoor spaces clean, safe and well maintained

  • Performing light maintenance and minor repairs in suites and common areas

  • Monitoring the property and identifying maintenance needs before they become bigger issues

  • Showing available suites to prospective residents and supporting the rental process

  • Responding promptly to rental inquiries and maintaining online rental advertisements

  • Completing detailed move-in and move-out inspections

  • Maintaining accurate tenant files, records and ledgers

  • Collecting, recording and depositing rent as required

  • Coordinating and overseeing contractors and building service providers

  • Preparing purchase orders for building work and supplies

  • Documenting building incidents and property-related concerns

  • Supporting tenancy administration, notices and Residential Tenancy Branch matters when required

  • Ensuring building operations are handled in accordance with British Columbia's Residential Tenancy Act

  • Working closely with the Property Manager to keep the property running smoothly

What You Bring

We’re looking for someone who is reliable, practical and genuinely enjoys taking care of a residential community.

Ideally, you have:

  • 1–2 years of experience as a Building Caretaker, Resident Manager or in a similar residential property role

  • Strong hands-on maintenance and troubleshooting skills

  • Familiarity with British Columbia's Residential Tenancy Act

  • Strong organization and attention to detail

  • Excellent communication and customer service skills

  • Confidence working independently and managing competing priorities

  • Basic proficiency with Microsoft Office and comfort using technology for day-to-day administrative tasks

  • A professional, approachable and service-focused attitude
