Job Description:
The Business Developer identifies acquisition targets for logistics and industrial properties, negotiates deals, and finds tenants through outreach and collaboration with real estate firms.They manage leasing, support clients through permitting and construction, and maintain client relationships while promoting CTP at events to drive business growth.
- Acquisitions:
- The Employee has eyes and ears open to identify suitable acquisition targets, mainly logistics and industrial property income generating or with vacancy or other issues; actively looking for suitable land plots for future development; to further extend the portfolio.
- In this respect, the Employee stays involved during the due diligence and acquisition process, helps to coordinate and finalize deals, and negotiates with land/property owners on the best terms of the deal.
- Finding tenants for CTPs portfolio in the region:
- Letting means finding tenants directly (active search), or through working with different real estate companies or other organizations to reduce vacancy and/or initiate new developments. This includes cold calls, emails, meetings, presentations, preparation of term sheets and Letters of Intent, coordination of preparation of legal documents with lawyers, and staying involved in contract negotiations in order to get all signed.
- Later on, the Business Developer stays involved and provides his support during the permitting, design and construction phases; stays in touch with the client / future user of the property during the whole process
- After-sales, after-care:
- Most of the new business CTP gets from existing clients.
- Therefore, it is essential to:
- Be in touch with existing clients,
- Make sure they are satisfied, and they can grow the business and work with CTP on extensions or even bring their subcontractors, logistics service providers, etc.
- Build and maintain a network of contacts with real estate agents, consultants, state agency representatives and potential clients.
- Negotiation of terms with prospective clients and coordination of internal sources in order to get the deals done.
- Coordinate meetings and viewings with clients and locally based project managers.
- Other which helps to present, promote and grow CTP business in the region; participation at various fairs and other events in order to further promote CTP.
