Job Responsibilities:
Maintenance Operations
Direct and oversee daily maintenance operations for lodging units, ensuring timely, high-quality repairs and service delivery.
Diagnose maintenance issues thoroughly, identify root causes, and implement long-term corrective actions to prevent repeat failures.
Maintain preventive maintenance programs and schedules to maximize asset life and minimize operational disruptions.
Ensure all work is performed in compliance with safety standards, regulatory requirements, and company policies.
Track and manage work orders, maintenance performance metrics, and inventory of supplies and equipment.
Ensure lodging units remain safe, well-maintained, and consistently guest-ready.
Remodeling Services
Develop, launch, and oversee a residential remodeling service focused on kitchen and bathroom renovations.
Scope remodeling projects and conduct site assessments.
Prepare project estimates and proposals.
Coordinate labor, subcontractors, materials, equipment, and scheduling for remodeling projects.
Monitor project quality, timelines, budgets, and customer satisfaction.
Ensure remodeling projects are completed safely, efficiently, and to established quality standards.
Support the growth of remodeling operations as a sustainable and profitable revenue stream.
HOA Contract Management
Manage HOA maintenance contracts, budgets, and service agreements.
Serve as the primary maintenance contact for HOA-related projects and maintenance activities.
Maintain effective communication with HOA boards and representatives regarding maintenance needs, project status, and contract performance.
Provide HOA updates to the leadership team for communication and reporting to HOA boards.
Team Leadership
Supervise maintenance staff and contractors, including scheduling, assignment of work, training, coaching, and performance management.
Promote accountability, productivity, and professional development within the maintenance team.
Monitor contractor performance to ensure quality workmanship and compliance with service agreements.
Partner with Housekeeping to address maintenance issues identified during unit inspections and cleaning operations.
Communicate promptly with Front Desk personnel regarding maintenance issues that may affect guest stays, require guest relocations, or impact occupancy.
Collaborate with department leaders to improve communication, operational efficiency, and overall guest satisfaction.
Interdepartmental Collaboration
Coordinate with Homeowner Services to prioritize homeowner needs and communicate repair plans, project status, and completion timelines.
Education:
High School Diploma or GED
Preferred Experience:
3-5 years’ experience in property maintenance, facilities management, or residential construction and a valid West Virginia Contractor’s license.
3-5 years’ experience managing teams and contractors.
5+ years’ experience in residential remodeling, especially kitchens and baths.
Strong technical skills in general repairs, building systems, and problem diagnosis.
Knowledge of HOA operations or contract management.
Strong organizational and communication skills with the ability to collaborate across departments.
