Junior Maintenance Technician

We are seeking a detail-oriented Junior Maintenance Technician to join our property management team. In this role, you will be responsible for overseeing vendor and contractor activities, conducting property inspections, and ensuring all repairs and maintenance standards are met. This is a non-hands-on supervisory and compliance role suited for someone with strong observational skills, technical understanding, and clear communication

Key Responsibilities

• Contractor Supervision & Quality Control: Monitor third-party contractors and vendors onsite to ensure scope of work, safety standards, and quality requirements are met (e.g., HVAC repairs, major drywall/painting projects, roof work).
• Property & Unit Inspections: Conduct routine walk-through inspections of vacant units, common areas, exterior grounds, and building systems to identify maintenance needs, code violations, or safety hazards.
• Move-In / Move-Out Inspections: Perform detailed turn-inspections before and after tenant occupancy, documenting current conditions, damages, and required vendor turnover work.
• Work Order Verification: Inspect completed contractor tasks and service tickets before sign-off to verify quality and ensure invoices accurately reflect work performed.
• Vendor Coordination: Assist in scheduling contractor visits, walking vendors through properties to explain required work, and providing access to units or mechanical rooms.
• Detailed Reporting & Photo Documentation: Prepare clear inspection reports with photo evidence using property management software/mobile apps to update property managers and leadership.
• Preventative Maintenance Oversight: Track and ensure contractors carry out scheduled preventative maintenance tasks (e.g., fire safety systems, elevators, major mechanical inspections).

Qualifications & Requirements

• Education: High school diploma or GED; coursework or training in property management, construction management, or building inspection is a plus.
• Experience: 1–2 years in property management, quality control, vendor coordination, or construction oversight.
• Key Skills: High attention to detail, strong observational skills, and basic knowledge of residential/commercial building components and maintenance standards.
• Tech-Savvy: Comfortable using mobile inspection apps, property management software, tablet devices, and digital documentation tools.
• Communication & Professionalism: Excellent verbal and written communication skills for interacting with property managers, tenants, and third-party contractors professionally.
