Job Summary
The Site Lead will complete required preventative maintenance work and repairs on the client’s facility equipment at the Raleigh and Selma sites. The site lead will be an excellent communicator and have exceptional follow up capabilities, exhibiting an ownership attitude.
Essential Duties & Responsibilities
- Performs preventive maintenance work on facility following written instructions
- Analyzes findings during PM work and recommends changes to PM content based upon findings. Documents PM activities within the Corrigo work order system
- Completes assigned work orders and documents completion within Corrigo work order system
- General building repairs including walls, doors and associated hardware, floors, ceilings painting etc.
- Repairs to plumbing system including fixing leaks and stoppages, repairs or replacement of faucets and associated batteries, piping, valves (including flush valves) or drains
- Maintains interior building lighting, furniture system power, lighting contactors and switches, 120-volt outlets
- Performs PM & repairs on dock equipment – Overhead doors, dock levelers, dock locks and seals
- Replace ceiling components, ceiling tiles, and grid throughout the buildings as needed
- Assist with maintenance and scheduled repair of beverage machines and appliances
- Performs shift "rounds" using a checklist to document, report and proactively repair interior and exterior deficiencies (ex. Lighting, floor conditions, janitorial deficiencies etc)
- Communicates directly with the customer, landlord and site manager in assuring that all aspects of a work request are understood
- Manage and complete EMCOR work orders through Corrigo
- Plan, direct, and coordinate Facility Maintenance work to ensure that client's needs are met and/or exceeded
- Develops key client relationships with client, subcontractor, landlord etc.
- Coordinate and supervisor on-site subcontractor work adhering to all EMCOR and Client site safety and permit requirements
- Ensure paperwork from site is completed accurately and in a timely manner
- Investigates potential suppliers and pricing when parts needed, maintains associated purchase orders and receipts in computer system
- Other duties may be assigned as deemed necessary by the Site Manager
Qualifications
- Five + years’ experience including electrical, plumbing, carpentry or equivalent combination of training, education, and experience
- Valid driver’s license, Fork truck operator’s license, JLG operator’s license
- Ability to read and comprehend simple instructions operating and maintenance instructions, and memos. Ability to write routine reports and correspondence. Ability to effectively present information in one –on-one and small group situations of customers, clients and other employees of the organization
