Job Summary

In a safe, efficient, and professional manner, the HVAC Technician II performs preventive, predictive, and corrective maintenance on commercial and industrial HVAC systems across a variety of customer locations. This position is provided a company vehicle, tools, and equipment and requires daily travel to customer sites, including locations outside the assigned hiring market. Travel may constitute up to 75% of work time, with some assignments requiring support at a single facility for an extended period.

 

The HVAC Technician II is responsible for troubleshooting, servicing, repairing, and maintaining HVAC equipment including air handling units (AHUs), air conditioning units (ACUs), heat pumps, variable air volume (VAV) systems, direct digital controls (DDCs), and ventilation systems. Experience with chillers, boilers, and commercial kitchen equipment is preferred. Responsibilities include conducting equipment inspections, operational testing, routine rounds, and data analysis to ensure systems are functioning safely and efficiently.

 

In addition to HVAC-related duties, the technician supports facility teams by performing general building maintenance, plumbing repairs, and other facility service requests as needed. The role includes evaluating building systems, identifying deficiencies, and providing recommendations for repairs or improvements.

 

Additional responsibilities include maintaining company tools and equipment, ordering parts and supplies required for repairs and installations, maintaining a clean and organized work environment, and performing other duties as assigned by the Facility Maintenance Manager. The successful candidate must be able to work effectively in a fast-paced team environment, demonstrate strong customer service skills, good computer skills including use of iPads, computers and phones, and possess excellent verbal and written communication abilities while adhering to all company safety policies and health standards.

Essential Duties & Responsibilities

  • Ensures efficient HVACR equipment maintenance according to established standards. Obtains, reads and comprehends sequence of operation of HVACR equipment/systems, controls schematics, blueprints, equipment service manuals and/or owners/maintenance manuals for efficient daily duties. Maintain, install, troubleshoot, repair, monitor operation and record readings of HVAC systems. Monitors BMS, checks for refrigerant system operation efficiency, stops/starts systems, operates refrigerant recovery equipment, vacuum pumps, charging equipment and service gauges using best practice procedures, brazes refrigerant piping and lubricates fans, motors and linkages.
  • Cooling towers, PM, chiller & water treatment logs, general handyman maintenance requests, RTU, AHU work.
  • Analyzes and determines the root cause of any HVACR system problems/malfunctions. Inform appropriate parties of any problems/malfunctions reported or found in a timely and accurate manner. Takes corrective action as needed. Adds all remarks of problem found and how it was fixed/adjusted to the report. Also adds recommended future work. Completes/closes service report only after client is satisfied with the provided conditions.
  • Maintains accurate and timely equipment operating logs, lubrication logs, HVACR equipment operation and maintenance manuals, inventory of filters and belts and spare parts, air pressure drop differential logs across air filters and coils, refrigerant logbooks, chemical water treatment logs and refrigerant inventory. Maintains service tools and equipment in good and safe working order. Maintains clean work areas daily. Effectively orders the correct supplies as required for PM’s, maintenance, and repairs. Efficiently stocks vehicle or maintenance shop area with proper tools and critical parts. Efficiently maintains company equipment. Tracks vehicle maintenance needs and schedules as needed.
  • Assists other mechanics and operators with major repairs and maintenance of building and equipment. Works closely with CMMS planner/scheduler or recommends to supervisor how to optimize preventative maintenance tasking and program. Performs other various duties as assigned.
  • Follows safety practices, and utilize personal protective clothing and equipment as required by OSHA, at minimum as required by company. Knows the whereabouts of all emergency equipment (i.e. fire extinguishers, eyewash and shower stations, first aid supplies, breathing apparatus, etc.) Safely uses hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment. Complies with departmental policy for safe storage, usage and disposal of hazardous materials. Completes and submits job hazard analysis form prior to performing any maintenance or service work.
  • Attends classes and seminars provided by OEM’s and assigned by the supervisor. Completes and submits timesheet and any other assigned paperwork accurately and on time. Communicates effectively to determine needs. Able to work the on-call rotation for after-hour’s emergency work.

 

Qualifications

Education

(HS Diploma, Under/Graduate Degree, etc.)

High school diploma. Certified 2-year HVAC technical certificate or state approved HVAC license

Business Experience

     (prior years work/related experience)

HVAC experience working on Industrial/commercial type HVAC equipment /systems as the scope requires.

Licenses/Certifications

Must possess a valid driver's license and good driving record.  IN SOME CASES A SECURITY CLEARANCE IS REQUIRED.

Must possess an EPA Universal Refrigeration License

Language Skills

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or associates of organization. Bi-lingual is Spanish is a plus

Work Environment

Work in an environment where the following safety equipment is needed; steel toe shoes, hearing protection, noise protection, hardhat, eye protection, and hand protection. Abide by OSHA guidelines including lock-out/tag-out and HAZCOM guidelines and all other Viox/Customer driven safety initiatives.

Hours of work are solely defined and governed by business volume and contract schedules.

Ability to handle stressful situations and remain calm in the face of the customer and subordinates.
