Our client is seeking an experienced Property Manager to oversee a 400+ unit garden-style apartment community in Clifton Park, NY. This is a unique opportunity to lead a large Class C value-add property that is well into a major transformation following new ownership. With significant capital improvements nearing completion, this role is ideal for a strong operator who can drive leasing performance, improve collections, and help position the community as the premier property in its competitive market.

Ownership is fully committed to the long-term success of the asset and provides regular on-site support. What You'll Do
- Lead the daily operations of a 400+ unit multifamily community
- Drive occupancy through effective leasing, marketing, and resident retention strategies
- Reduce delinquency through proactive collections and strong financial management (Lease AI software utilized)
- Supervise, coach, and develop onsite leasing and maintenance teams
- Manage operating budgets, expenses, and financial performance
- Oversee ongoing capital improvement projects in partnership with ownership and regional leadership
- Ensure excellent customer service while maintaining community standards
- Maintain compliance with Fair Housing regulations and all applicable landlord-tenant laws
- Manage resident relations, lease enforcement, rent collections, and eviction processes when necessary
- Partner closely with maintenance to ensure quality apartment turns and exceptional curb appeal
What We're Looking For
- 4+ years of multifamily property management experience
- Proven success managing large (400+ unit), Class C or value-add apartment communities
- Strong experience with lease-ups, occupancy growth, and delinquency reduction
- Comfortable leading teams through operational change and property repositioning
- Excellent leadership, communication, and customer service skills
- Experience managing budgets and financial performance
- Knowledge of Fair Housing and landlord-tenant regulations
- Experience with property management software; Lease AI or similar collections technology is a plus
- High school diploma required; college degree or real estate license is a plus
