About Stone Creek Resorts

Stone Creek Resorts Inc. is an established Alberta company offering signature hospitality and luxury lifestyle experiences at its owned and operated golf resorts: Silvertip Resort in Canmore, AB, and Eagle Ranch Resort in Invermere, BC. Silvertip is one of Canada's largest resort real estate developments, with a large-scale, multiyear plan for residential and resort accommodations and related commercial uses.

Reporting to the President & COO, this role leads commercial growth across Stone Creek's resort communities, overseeing all commercial growth projects, development and construction teams, and external consultants and contractors.

Role Profile

You are a seasoned real estate executive with at least 15 years of demonstrated leadership in development and construction. Curious and improvement-minded, you continually seek to deliver higher-quality products more cost-effectively and lead teams to meet schedules and budgets. You oversee a project portfolio aligned with business goals, budgets, and timelines, with a strong understanding of feasibility, planning, operational programming requirements, financing, and horizontal and vertical development. Your expertise spans strategy, approvals, real estate sales, and construction. You bring strong business skills, a positive, team-focused work ethic, and the ability to solve emerging challenges in a fast-paced environment.

Key Accountabilities

  • Set and implement the strategic direction for a portfolio of large, complex development projects, ensuring performance metrics and schedules are met;
  • Lead experienced consultants in delivering the project pipeline on time, within budget, and in keeping with each project's original vision;
  • Lead construction, design, development, and project associates in delivering the existing pipeline while supporting the President's new strategic initiatives;
  • Ensure timely, entrepreneurial team decision-making;
  • Track key financial metrics throughout each project's lifecycle to meet or exceed financial targets, including oversight of negotiations and invoicing;
  • Build relationships with internal teams, external stakeholders, and consultants to advance development and approval strategies. Engage directly with government representatives at all levels and key community stakeholders;
  • Hold regular team meetings as needed to monitor progress and reinforce project goals;
  • Stay informed on political, regulatory, and market trends and advise the business of potential changes affecting development and construction;
  • Improve internal and external processes to shorten development cycles;
  • Collaborate across teams and departments to identify obstacles and investigate project activities in greater depth when needed;
  • Provide timely, accurate updates on all development activities;
  • Represent Stone Creek Resorts with local, provincial, and federal government agencies, neighbouring property owners, and the broader community;
  • Travel to project sites and meet with key stakeholders and consultants as required;
  • Perform other assigned duties.

Development Planning & Approvals

  • Partner with the President and Chief Financial Officer to develop high-quality business strategies and plans from initial concept through the project lifecycle. Establish the master plan concept, product design and development, phasing, and implementation in line with short- and long-term objectives;
  • Lead the team in securing implementation approvals, including development and infrastructure approvals, building permits, and minor variance requests;
  • Obtain, review, and approve for execution the municipal, provincial, and other legal agreements needed to support implementation approvals.

Horizontal & Vertical Design

  • Partner with Engineering and Construction to manage design development, deliverables, schedules, and consultant coordination for horizontal, vertical, and interior design;
  • Work with Engineering and Construction to develop design guidelines, prototype homes, and architectural control standards and processes;
  • Develop property-specific guidelines with Engineering and Construction as needed;
  • Oversee horizontal design development with Engineering and Construction, ensuring pre-construction investigation and coordination across disciplines, including environmental, geotechnical, civil, and utility investigation and design.

Project Delivery & Procurement

  • Oversee project budget development and management. Review financial results and forecasts regularly with Development Finance to address challenges, optimize opportunities, and control expenses;
  • Lead and guide the Development and Construction teams in delivering all project work, including pre-development and development activities, while maintaining quality control and compliance with plans, specifications, and applicable codes;
  • Assess alternative procurement and permitting strategies to meet accelerated timelines.

Occupancy & Handover

  • Lead Construction in completing turnover of residential, commercial, and amenity buildings in accordance with the legal requirements in the APS, municipal agreements, and other applicable frameworks;
  • Coordinate with Construction, Finance, and Development teams to manage information flow and obligations before unit turnover.

Financial Management

  • Coordinate with lenders and project finance teams as applicable, to develop, implement, and manage overall project pro formas;
  • Evaluate interim land uses with strategic partners to maximize profitability.

Legal & Real Estate Matters

  • Lead the development of community documents, disclosure packages, and sales agreements, where appropriate, with the sales team, external counsel, and colleagues;
  • Represent Stone Creek Resorts in negotiating agreements with local and provincial government agencies, as applicable, supported by external counsel, the Executive Leadership team, and colleagues.
