Description
Northland Concrete & Masonry (NCM) is a leading commercial concrete and masonry contractor specializing in complex commercial, industrial, institutional, and large-scale construction projects. Our work includes structural concrete, foundations, slabs, formwork, masonry, and specialty scopes.
As a Mason Project Manager / Estimator, you will play a key role in developing accurate and competitive masonry estimates and managing projects from preconstruction through completion. This position combines estimating, project management, client communication, contract administration, and coordination with NCM’s field teams to ensure projects are successfully executed safely, efficiently, and profitably.
The ideal candidate has strong commercial masonry knowledge, understands how masonry projects are built in the field, and can translate drawings and specifications into accurate labor, material, equipment, and subcontractor requirements.
Mason Project Manager / Estimator Responsibilities
Estimating & Preconstruction
- Review construction drawings, specifications, addenda, contracts, and bid documents to determine project scope and requirements.
- Perform detailed masonry takeoffs for CMU, brick, stone, precast, veneer, flashing, reinforcing, insulation, and related masonry scopes.
- Develop accurate estimates for labor, materials, equipment, subcontractors, and other project costs.
- Analyze project plans and specifications to identify scope gaps, discrepancies, exclusions, and potential risks.
- Develop labor and production assumptions based on project conditions, quantities, sequencing, and schedule requirements.
- Solicit and evaluate material and subcontractor pricing.
- Obtain and compare supplier quotes to ensure competitive and accurate pricing.
- Prepare complete and competitive proposals for general contractors and owners.
- Review bid documents and identify opportunities for value engineering or alternative approaches.
- Participate in pre-bid meetings, site visits, scope reviews, and project turnover meetings.
- Work closely with NCM leadership to review estimates, pricing, margins, and overall project strategy.
- Maintain accurate estimating documentation and historical pricing information for future bids.
Project Management & Execution
- Manage assigned masonry projects from contract award through completion and closeout.
- Review contracts, scopes, schedules, drawings, and specifications to ensure NCM's responsibilities are clearly understood.
- Conduct project turnover from estimating to project execution and communicate key scope, pricing, and project assumptions to the field team.
- Partner closely with superintendents, foremen, project engineers, and field crews to ensure successful project execution.
- Monitor project progress, schedule, labor requirements, material needs, and overall performance.
- Identify project risks and develop strategies to address issues before they impact cost, schedule, or quality.
- Maintain consistent communication between the office, field operations, general contractors, owners, suppliers, and subcontractors.
- Assist with project scheduling and coordinate NCM's masonry work with other trades and project activities.
Financial & Job Cost Management
- Maintain accountability for project budgets, costs, billings, and profitability.
- Review weekly job costs and identify labor, material, or production variances.
- Monitor estimated versus actual labor hours and material usage.
- Work with superintendents and foremen to address projects trending over budget.
- Prepare and submit monthly project billings.
- Review billed quantities and completed work to ensure NCM is properly compensated.
- Allocate project estimates to accounting and maintain accurate job cost information.
- Track projected costs, revenue, and profitability throughout the project.
- Communicate significant financial risks, variances, and opportunities to NCM leadership.
Change Orders & Scope Management
- Identify changes in project scope and evaluate their impact on cost, labor, materials, and schedule.
- Prepare, price, negotiate, and process change orders.
- Maintain accurate change order logs and track changes through completion.
- Identify potential change order opportunities and ensure NCM is compensated for additional work.
- Review and process time-and-material work and ensure appropriate documentation is maintained.
- Work with field personnel to document changed or additional work.
- Review revised drawings and specifications for potential cost and scope impacts.
Masonry & Field Coordination
- Work closely with NCM superintendents and foremen to develop manpower requirements and crew schedules.
- Review project sequencing and determine appropriate labor and material requirements.
- Coordinate masonry activities with general contractors and other trades.
- Monitor material deliveries and coordinate long-lead masonry materials.
- Review field conditions and assist in resolving constructability and scope issues.
- Provide estimating and technical support to field personnel when questions arise.
- Assist with resolving drawing, specification, and installation questions.
- Participate in project meetings and site visits as needed.
- Help ensure work is completed in accordance with plans, specifications, quality requirements, and contractual obligations.
Client & Business Relationships
- Develop and maintain strong relationships with general contractors, owners, suppliers, subcontractors, and project stakeholders.
- Serve as a primary point of contact for assigned projects and communicate project status, challenges, and solutions.
- Respond to contractor and client questions regarding scope, pricing, schedule, and project requirements.
- Participate in bid reviews, scope negotiations, project meetings, and client presentations.
- Support NCM's business development efforts by maintaining strong relationships with existing and prospective customers.
- Represent NCM professionally at industry events, client meetings, and project functions.
Project Documentation & Administration
- Maintain accurate project documentation in PlanGrid and other NCM systems.
- Upload and organize proposals, estimates, drawings, specifications, submittals, RFIs, change orders, and other project documents.
- Review revised drawings and distribute relevant information to field personnel.
- Work with Project Engineers to develop and submit RFIs.
- Coordinate product data, samples, and masonry submittals for project approval.
- Request and maintain certificates of insurance and other required documentation.
- Track project correspondence and documentation throughout the project lifecycle.
- Coordinate project closeout documentation, warranties, and other required materials.
What We're Looking For
- 5+ years of commercial masonry estimating and/or project management experience, preferably with a masonry contractor or specialty subcontractor.
- Strong working knowledge of commercial masonry construction, including CMU, brick, stone, veneer, flashing, reinforcing, and related scopes.
- Demonstrated ability to perform detailed masonry takeoffs and develop accurate estimates.
- Ability to read and interpret construction drawings, specifications, contracts, and project schedules.
- Strong understanding of masonry labor production, material requirements, sequencing, and construction methods.
- Experience with project financials, job costing, change orders, billing, and project profitability.
- Strong understanding of commercial construction contracts and subcontractor scopes.
- Ability to identify scope gaps, discrepancies, exclusions, and potential project risks.
- Strong mathematical, analytical, and problem-solving skills.
- Excellent communication, negotiation, and relationship-building abilities.
- Ability to effectively communicate with general contractors, owners, suppliers, field personnel, and internal leadership.
- Strong organizational skills and the ability to manage multiple bids and projects simultaneously.
- Experience with PlanGrid or similar construction management/documentation platforms preferred.
- Proficiency with Microsoft Office, particularly Excel.
- Ability to work independently while collaborating effectively with estimating, project management, and field operations.
- Willingness to travel to project sites and attend pre-bid meetings, project meetings, and site visits as needed.
