Description
The Manager of Maintenance Operations & Building Construction provides leadership and oversight for campus maintenance operations, facilities services, and related projects. This position manages maintenance work orders, service priorities, resources, materials and operational schedules while responding to facilities emergencies, and resolving complex maintenance issues. As a collaborative and supportive member of a dynamic, trades-focused higher education campus operation, the Manager of Maintenance Operations provides leadership and directly supervises and works closely with trade staff supporting campus facilities. This role supports campus facilities planning through the management and analysis of maintenance, asset, space utilization, and facilities data. It identifies opportunities for process improvement, uses data to support maintenance priorities & resource allocation along with short- and long-term facilities strategies. The Manager works collaboratively with campus departments, leadership, contractors, consultants, and other stakeholders to ensure project delivery, responsive customer service and reliable campus operations.
Duties/Responsibilities
Supervision and Leadership (35%)
- Hire, directly manage, supervise, evaluate, train and schedule maintenance and manage the work assignments of varying trades personnel, including general maintenance, carpentry, locksmith, painting.
- Provide leadership, training, coaching, and performance management for maintenance staff.
- Supervise assigned technical support personnel, including architectural drafting &CAD functions.
- Coordinate staffing for multiple shifts, emergency response, overtime and call-in situations.
- Provide and assist with coordinating safety-related training for staff.
Operations Management (40%)
- Oversee campus carpentry, general maintenance, painting, lock and key systems, doors, hardware, roofing, building envelopes and related maintenance functions.
- Oversee daily maintenance operations to ensure the efficient operation and maintenance of all campus facilities.
- Manage, coordinate and assign work order schedules and production through the computerized facilities maintenance management system (CMMS) for all maintenance staff.
- Perform building inspections and assist with long range maintenance planning, recommend upgrades to campus facilities to create plans to reduce deferred maintenance.
- Promote safe work practices and maintain a culture of workplace safety ensuring compliance with applicable safety regulations, operating procedures, and building codes.
- Coordinate and provide oversight of contractors performing maintenance, repair, renovation, and construction services.
Financial and Administrative Management (15%)
- Develop scopes of work, obtain cost estimates, coordinate purchase orders, monitor expenditures and manage within approved maintenance operations budget parameters.
- Purchase supplies, tools, and equipment, including project materials as needed; initiating purchase order requisitions, work orders and building permits, etc.
- In coordination with the Facilities Director, coordinate with academic and administrative departments to support strategic planning initiatives and resource allocation decisions within areas of responsibility.
- Follow established University and USNH specific guidelines when administering required contracts and purchasing with contractors and vendors.
- Work with local, municipal, state, federal, and State Fire Marshal’s office for construction code review, building permits, and life safety code compliance as related to areas of responsibility.
- Utilize reporting and performance metrics to improve operational efficiency and customer service.
Facilities Planning and Project Management (10%)
- Manage and maintain facilities information to include accurate records of campus buildings, rooms, occupancy, space utilization data, maintenance needs and project requirements to support short- and long-term campus facilities planning.
- Develop and maintain campus project documentation, records, reports, drawings, and asset information.
- Coordinate with the campus Capital Project Manager and the Director of Facilities to recommend, plan and implement campus facility renovation and improvement projects.
- Provide support to the campus Capital Project Manager and act as department liaison as needed or requested with architects, engineers, and campus stakeholders through project planning and execution.
- Assist with the coordinating resources, academic and administrative stakeholders, identify current and future space needs and support space planning initiatives as requested.
Requirements
Minimum Acceptable Education & Experience:
- Associate degree in Facilities Management, Construction Management, Engineering, Business Administration, or a related field; or an equivalent combination of education, training and experience.
- Five years of progressively responsible experience in facilities maintenance, building operations, construction, or a related field, including at least two (2) years of experience coordinating or supervising maintenance personnel, contractors, projects, or facility operations.
Required Licenses & Certifications:
- Must possess a valid driver’s license.
- Satisfactory motor vehicle records check in accordance with USNH institutional requirements.
Knowledge, Skills & Abilities:
- Knowledge of principles, practices, and methods of facilities maintenance, building operations, building codes and construction management.
- Ability to plan, organize, prioritize, and oversee a comprehensive maintenance operations program.
- Proven management and organizational skills, with the ability to manage multiple maintenance activities, priorities, and deadlines simultaneously while maintaining continuity of campus operations.
- Strong leadership and supervisory skills, including the ability to direct, motivate, develop and hold staff accountable.
- Effective problem solving and decision-making skills, particularly in time sensitive maintenance and operational situations.
- Ability to read and interpret construction documents, plans, specifications, equipment documentation, and technical information.
- Strong communication skills, both verbal and written, with the ability to communicate effectively with trades staff, contractors, vendors, campus departments, leadership and other stakeholders.
- Ability to respond effectively to emergencies and make sound decisions under pressure.
- Capable of building and maintaining effective working relationships across a diverse campus environment.
- Serve as a positive team member.
Other Requirements:
- Proficiency with Microsoft Office Suite
- Ability to analyze space utilization and facilities data and translate findings into actionable recommendations
- Ability to maintain accurate records and documentation and use data to support operational and strategic decision-making

Preferred Qualifications:
- CFM, FMP, PMP, PMI-CP or other nationally recognized facilities management, construction management or project management credentials
- Working knowledge with computerized maintenance management systems (CMMS)
- Proficiency with relevant computer aided design (CAD) or architectural drafting software

Compensation Pay Range:
