About the Role

Supported by qualified lead assignments, modern CRM tools, and lean decision-making structures, you will have the ideal foundation to grow your business and maximize your earning potential.
Key Responsibilities
- Property & Owner Acquisition: Proactively source and acquire new residential properties and owners through cold outreach, active networking, referrals, and inbound leads.
- Valuation & Exclusive Mandates: Conduct professional property valuations, establish market-driven pricing strategies, and lead owner pitch meetings to secure exclusive brokerage agreements (Alleinaufträge).
- Marketing & Presentation: Prepare compelling exposés, arrange listing materials (photography, floor plans), and publish property ads across major portals (ImmoScout24, Immowelt) and social channels.
- Buyer Qualification & Viewings: Manage inbound/outbound buyer inquiries, conduct structured viewings, qualify prospective purchasers, and lead negotiations to closing.
- End-to-End Deal Management: Guide owners and buyers through the entire transaction process, including notary preparation, signing, and official property handover.
- CRM Discipline: Maintain accurate, timely, and complete documentation of all contacts, leads, properties, and sales activities in our modern CRM system.
Your Profile
Must-Haves:
- Professional Experience: Minimum 1 year of active experience as a real estate agent with a proven track record in residential sales and owner acquisition (including cold outreach).
- Legal & Regulatory Requirements: Valid Category B driver's licence (essential for local field activities).

- Language Proficiency: German at C1 level minimum (fluent written and spoken); strong written and verbal communication skills.
- CRM & Tech Discipline: Methodical approach to CRM tracking, pipeline management, and online property portal workflows.
Nice-to-Haves:
- Real estate license pursuant to § 34c GewO or a completed apprenticeship as Immobilienkaufmann/-frau.
- Established network of property owners, developers, or industry partners in the Greater Munich area.
- Experience with property photography, floor plan software, and digital/social media marketing.
- Conversational or business-level English.
- Fundamental understanding of German residential property law (WEG-Recht) and rental brokerage.
Personality & Work Style:
- Outstanding sales drive, strong negotiation skills, and high self-motivation.
- Confident demeanor when dealing with property owners and high-intent buyers.
- High resilience, proactive follow-up habits, and an entrepreneurial "closer" mindset.
What We Offer
- Uncapped Earning Potential:
- Stable €42,000 annual base salary.
- Highly attractive, uncapped commission structure (up to 40% net fee on self-sourced deals; tiered 10–40% structure on company-assigned deals).
- Realistic target total compensation of €80,000+ in Year 1 and €120,000+ from Year 2 onwards. Commissions paid monthly upon fee receipt.
