Location: Northampton
Salary: £35,000 – £42,000 (dependent on experience)
Hours: Monday – Friday, 9:00am – 5:30pm (no weekend work)

The Role

We're looking for an experienced Lettings Manager to lead and grow the lettings department, taking full ownership of the branch's rental portfolio while managing and developing a small team.

Key Responsibilities

  • Manage the day-to-day running of the lettings department
  • Conduct rental valuations and win new instructions through proactive business development
  • Lead, motivate and develop the lettings team to hit branch targets
  • Build and maintain strong relationships with landlords, tenants and contractors
  • Oversee tenant referencing, right-to-rent checks and tenancy agreements
  • Ensure full compliance with current lettings legislation, including deposit protection, EPC, gas safety and Right to Rent requirements
  • Manage the renewals process and minimise void periods
  • Handle escalated queries and disputes professionally, maintaining excellent customer service throughout
  • Monitor and report on branch performance, identifying opportunities for growth
  • Maintain up-to-date knowledge of the local rental market and competitor activity

What We're Looking For

  • Proven experience in a Lettings Manager
  • Strong working knowledge of lettings legislation and compliance requirements
  • A full understanding of the end-to-end lettings process
  • Excellent leadership and team management skills
  • A proactive, target-driven approach to generating new business
  • Strong communication and negotiation skills
  • Full UK driving licence (own car preferred)
  • ARLA/Propertymark qualification desirable but not essential
