Description

The Maintenance Technician, under the supervision of the Maintenance Supervisor, is responsible for repairs and maintenance of physical structures such as office buildings and apartment units using hand tools and power tools. This position performs routine tasks related to the maintenance, repairs, and modifications of buildings, equipment, and common areas as requested. Operates and maintains approved power tools and light mechanical equipment. Performs basic painting, carpentry, electrical and plumbing repair work of average difficulty in response to service requests and conducts inspections of apartments.

Essential Duties + Responsibilities

The position duties and responsibilities listed below describe the general nature and scope of work. Other responsibilities, duties, and skills may be required and assigned, as needed. These essential functions require a consistent presence in the work environment on a regular basis and regular attendance must be maintained. 

  • Troubleshoots repairs or replaces wiring and parts for electrical outlets, switches, light fixtures, breaker switches/fuses, and fittings (e.g., leaky faucets, clogged drain and sewer lines, damaged toilets, sinks, and water cutoffs).

  • Performs carpentry, electrical and plumbing repair work of average difficulty in response to service.

  • Implement weatherization plans.

  • Maintains grounds by picking up litter, bulky items, trash, and debris, watering grass and plants, sweeping sidewalks and parking lots, raking leaves, and cultivating plants.

  • Maintain waste bins and clean areas around the waste bins to keep them generally clear of hazards.

  • Scrapes, sands, and/or applies cleaning agents by hand to prepare interior walls/ceilings for painting. Paints prepared surfaces with a brush or roller. Use appropriate tools and ladders (8 to 10 feet).

  • Performs make-ready maintenance and cleans/disinfects commodes, sinks, bathtubs, walls, restrooms, and water fountains, replenishing restroom supplies to enhance sanitary conditions.

  • Makes minor electrical, plumbing, and carpentry repairs by replacing wall outlets, unstopping clogged drains, and replacing door knobs.

  • Routinely performs work outside of regular work schedule, including the Weekly On-Call rotation and scheduling. 

  • Assists skilled technicians in making major repairs.

  • Operates electric buffers, vacuum cleaners, and other similar equipment to clean floors by sweeping, scrubbing, waxing, buffing, shampooing, and vacuuming them.

  • Dusts and polishes furniture, woodwork, and shelving, and empties and cleans wastebaskets, ashtrays, and windows to enhance housing quality standards.

  • Operates gasoline-powered equipment such as power washers, blowers, weed-eaters, etc.

  • Uses manual strength and appliance dolly to set up tables and chairs according to simple diagrams for resident activities and to remove and/or install appliances, such as refrigerators and cook stoves.  

  • Assists with the coordination, implementation, set-up, and clean-up of resident events, meetings, and other sponsored gatherings. Other event duties may include directing traffic.

  • Prepares for REAC inspections.

  • Clean and maintain swimming pools.

  • Working overtime and on-call is required as necessary.

  • Complete all duties as assigned or requested as outlined in operational and procedural guidelines. These guidelines are maintained and issued in the event of an emergency situation that arises at a property or any other location that serves our residents or employees. 

  • Participate in Trauma Informed Care (TIC) initiatives to include training, workgroups, project assignments, etc., that are launched or implemented in order to achieve and/or maintain certification as a TIC organization.

  • Recognize the significance of a data driven organization that adheres to expanded policies and practices in the area of data governance. Learn the distinct and different roles to include: Data Trustee, Data Domain Stewards, Data System Custodians, Data Stewards and Data Users. Effectively collaborate with the various data roles as needed on a daily basis or in a project capacity.

Education

Required

  • High School Diploma or GED.

Experience

Required

  • One (1) year experience in general maintenance and upkeep of physical structures.

  • Must have the ability to learn and use cloud applications such as the Google GSuite applications, including but not limited to Google Chrome Browser, Gmail, Drive, Calendar, Docs, Sheets, and Slides. Understand document sharing and collaboration in the cloud. Experience and proficiency with Microsoft Office 365, cloud-accessible applications including but not limited to One Drive, Outlook, Word, Excel, and PowerPoint, or MAC or PC desktop equivalent, is acceptable. 

  • Successful completion of a criminal history background check, education, and work history verification, and drug screening test.

Preferred Education and Experience 

  • Certification (Maintenance Technician Permit) through the City of San Antonio for Electrical Maintenance.

  • Bilingual fluency in English and Spanish.

  • Ability to learn cloud technologies such as LucidChart for diagrams, workflow, and chart drawing. Experience with Vizio or equivalent is acceptable. Basic understanding of Virtual Private Network (VPN) access to connect to internal business systems.

License + Certificates

Required

  • Texas Class “C” driver’s license at the time of placement and be insurable by the Housing Authority’s liability and fleet insurance carrier.

  • Pass all appropriate components of the gas operator training within the first year of employment

and meet any renewal requirements.

  • Obtain the required Maintenance Technician Certification order to perform electrical maintenance within 18 months (depending on availability).

  • Certificate for Apartment Maintenance Technicians (CAMT) within 18 months of employment (depending on availability).

  • Must have the ability to earn certifications as required by assigned tasks.

Physical Demands

To perform this job successfully, the employee is frequently required to remain in a stationary position. Daily movements include sitting, standing, operating computers and other office equipment, walking and moving about the office and/or community property, and attending onsite and offsite meetings. The employee must be able to complete data entry, utilize various portals, and communicate via email and verbally via telephone. Will need the ability to walk large properties and climb stairs. The employee must occasionally transport up to 50 pounds.
