Somerset Pacific is seeking a dependable, skilled, and motivated Maintenance Technician to join our property management team in Baton Rouge, LA. This position is responsible for maintaining the day-to-day physical condition of the apartment community, completing resident service requests, preparing vacant apartments for occupancy, and helping ensure the property remains safe, functional, and well maintained.
The ideal candidate is hands-on, reliable, safety-conscious, and comfortable handling a variety of apartment maintenance and repair responsibilities while providing professional and courteous service to residents.
Key Responsibilities
- Complete resident maintenance service requests accurately and in a timely manner.
- Prepare vacant apartments for new residents through the make-ready process.
- Perform basic plumbing repairs, including repairing leaking faucets, replacing washers and seals, and clearing clogged drains.
- Perform minor electrical work that does not require a licensed electrician, such as replacing light bulbs, fixtures, and fuses.
- Assist with minor carpentry and general property repairs.
- Complete painting, staining, varnishing, and surface preparation as needed.
- Assist with appliance troubleshooting and basic repairs.
- Repair or replace flooring, window coverings, and other apartment components as needed.
- Schedule and complete preventative maintenance.
- Maintain, clean, and inspect tools, machinery, and maintenance equipment to ensure proper working condition.
- Maintain appropriate inventory of maintenance supplies and equipment.
- Assist with monitoring work completed by outside vendors and contractors.
- Perform groundskeeping duties, including picking up trash, maintaining dumpster and curb areas, mowing, weed control, landscaping, and snow removal as applicable.
- Install and repair sprinkler components as needed.
- Inspect and maintain building and HVAC-related equipment within the scope of the position.
- Inspect fire extinguishers and report safety or maintenance concerns.
- Maintain pool and spa areas when applicable to the property.
- Promptly report unusual property conditions, damage, safety concerns, or other significant issues to the Community Manager.
- Follow all company safety procedures and applicable local, state, and federal safety requirements.
- Maintain a professional and courteous attitude when interacting with residents, coworkers, vendors, contractors, and management.
- Complete additional maintenance projects and property-related duties as assigned.
- Participate in the property's after-hours/on-call maintenance rotation as scheduled.
Qualifications
- Previous apartment, residential, commercial, or general maintenance experience is preferred.
- Working knowledge of basic plumbing, electrical, carpentry, painting, appliance repair, and general maintenance practices is preferred.
- Ability to troubleshoot problems and determine appropriate solutions within the scope of the position.
- Dependable attendance and punctuality.
- Strong time-management and organizational skills.
- Ability to work independently and prioritize multiple service requests and projects.
- Ability to safely operate common maintenance tools, equipment, and machinery.
- Ability to follow written and verbal instructions, safety procedures, and company policies.
- Strong attention to detail and pride in quality workmanship.
- Professional and respectful when working in and around residents' homes.
- Ability to work effectively with residents, coworkers, vendors, and contractors.
- Fair Housing knowledge is preferred; training may be provided.
Physical Requirements
This is an active, physically demanding position. Employees must be able to regularly stand, walk, bend, reach, climb, stoop, kneel, crouch, and perform repetitive maintenance tasks.
The position may require the ability to exert 50–100 pounds of force occasionally, 25–50 pounds frequently, and 10–20 pounds consistently, with or without reasonable accommodation.
Work Environment
Work is performed on-site throughout the apartment community and may include both indoor and outdoor environments. The Maintenance Technician may work in occupied and vacant apartments, common areas, mechanical areas, landscaped areas, and other areas of the property.
The position may involve exposure to varying weather conditions, cleaning and maintenance chemicals, dust, fumes, machinery, electrical components, and other conditions commonly associated with apartment maintenance work.
