The Lead Real Estate - Technical Portfolio Strategy & Analytics role will support AT&T’s national technical real estate portfolio by managing technical portfolio strategy, which will include critical date / lease obligation solutioning, financial forecasting, scenario analysis, and cross-functional execution support. This role requires an enterprise view, creative strategic thinking and the ability to build influence and consensus across the business. The role will partner with Transaction Management, Legal, Network, Finance, brokers, and regional teams to convert complex technical portfolio data into actionable strategies, approvals, and execution plans.
What you'll do:
Key Roles and Responsibilities:
Critically manage and rethink how the technical real estate portfolio is operated in a shifting industry and market climate.
Own and maintain the technical portfolio critical date and lease obligation management process, including upcoming expirations, options, notice dates, retained rights, and escalation triggers.
Develop financial forecasts, business cases and scenario models for technical leases, sales, exits, renewals, relocations, and monetization opportunities.
Support decommissions and disposition strategy through diligence packs, risk registers, business case support, stakeholder summaries, and decision-ready recommendations.
Partner with Transaction Management, Legal, Network, and brokers to gather requirements, validate assumptions, and support execution of complex technical real estate strategies.
Create clear portfolio dashboards, executive summaries, business case and approval materials, and Plan of Record updates for leadership review.
Use AI and automation tools to improve information gathering including lease abstraction, obligation tracking, reporting, workflow triage, document drafting, and recurring process management.
Support industrial, warehouse, tower, and work center strategy when workload requires cross-coverage.
Maintain documentation and repeatable processes to reduce dependency on individual institutional knowledge.
What you'll bring:
Required / Preferred Capabilities:
Strong commercial real estate, portfolio strategy, lease administration, transaction management, or technical real estate experience.
Creative mindset willing to challenge the status quo and a willingness to be a change maker.
Ability to interpret leases, critical dates, retained rights, options, obligations, and financial impacts.
Financial modeling and forecasting capability, including scenario analysis, cost / savings projections, and business case development.
Comfort working with technical stakeholders, network teams, legal partners, brokers, and executive audiences.
High proficiency with Excel, SharePoint, PowerPoint, workflow tools, and AI-enabled productivity tools.
Strong written communication skills with ability to produce concise executive-ready narratives and influential materials.

Environmental Requirements: This position may be responsible for contributing to AT&Ts compliance with environmental laws and regulations as applicable to its job function. This may include, but is not limited to, work related to fuel tanks, emergency and stand-by generators, boilers, hazardous waste, hazardous materials, batteries, manholes and vaults, water wells, linear and other construction projects, water discharge, or air emissions.
Education/Experience: Bachelor’s degree (BS/BA) desired. 5+ years of related experience. Certification is required in some areas.
