Project Manager
POSITION SUMMARY
Harbinger Network is seeking a Project Manager to join our Client’s team. Reporting to the Director of Construction, the Project Manager plays a critical role in bringing the design of a project to reality by managing all aspects of construction and coordinating with the Sales & Marketing, Development, and Customer Care teams.
In this role, you will be responsible for managing the construction process, supporting and reporting to the Director of Construction, and providing mentorship to the Assistant Project Manager. You will be empowered and encouraged to go above and beyond, and to ensure that the highest standards of building performance are met.
RESPONSIBILITIES
- Manage and challenge consultants and oversee the coordination of all design stages
- Review consultant scopes of work and provide feedback to the development team
- Lead and manage relationships with trade contractors
- Price out potential homeowner upgrades and understand the risk and schedule impact for the team to assess and make decisions on upgrade offerings
- Create a detailed schedule using Microsoft Project and update it weekly
- Create a detailed budget based on historical data, cost consultant budget, and trade contractor input
- Seek VE opportunities and present them to the team
- Manage all city construction permits from demo to full building permit
- Create a detailed GC/Div. 1 budget/monthly projection
- Prepare monthly and weekly progress reports
- Review and approve progress payments and invoices
- Identify potential risks and methods to manage them
- Lead the procurement process
- Manage, monitor, and present GC cost projections and update the projections monthly
- Assist the Site Superintendent with site management
- Manage all City and Tarion occupancy dates
- Create plans with the help of the Site Superintendent and contractors to get back on schedule if needed
- Create site logistics plans with assistance from the Site Superintendent
- Audit site safety documents to ensure compliance
- Manage trade and consultant extras and credits
- Manage and mentor the Project Management team
- Manage and challenge the Site Superintendent
- Challenge other departments (Development, Sales & Marketing, Customer Care, etc.) while remaining empathetic to their views and motives
- Keep all parties informed of potential issues/opportunities and safety incidents
- Responsible for performance of the PM team; mentoring, motivating, creating PIP when needed, and flagging issues and acting upon them
QUALIFICATIONS
- min 7 years experience in the real estate construction industry, with a minimum of 2 FULL CYCLE Condo projects under their belt as the LEAD/Senior Project Manager with the same Employer
- A university or college degree in a related field of engineering, construction management, or architecture
- Organizational and planning skills; ability to manage high volumes of detail
- Ability to approach all situations with empathy and understanding, and a commitment to conflict resolution
- Experience and comfortability using Procore, Bluebeam, Microsoft Project, and Excel
