Job Summary

The Vice President of Asset Management is responsible for maximizing the financial performance and long-term value of Roers Companies' operating real estate portfolio. Following transition from Development, this position assumes ownership of asset strategy, business plan execution, lease-up and stabilization performance, capital planning, and overall investment results.


The Vice President leads the Asset Management and Property FP&A functions and ensures they operate as complementary disciplines. Property FP&A owns the data, tools, budgeting, forecasting, reporting, and objective analysis that support decisions. Asset Management owns property strategy, implementation, follow-up, and investment results. This role requires an ownership mindset, strong real estate investment judgment, analytical rigor, and the ability to lead through cross-functional influence.


Responsibilities

  

Portfolio and Investment Performance

  • Own financial and operational performance of the operating portfolio following handoff from Development.
  • Establish and execute property business plans designed to maximize NOI, cash flow, asset value, and risk-adjusted returns.
  • Monitor performance against underwriting, budgets, forecasts, lender requirements, and investor expectations.
  • Lead recurring property and portfolio reviews focused on decisions, accountable actions, and measurable outcomes.
  • Identify material risks and opportunities early and direct corrective action plans for underperforming assets.

Asset Management Leadership

  • Lead, coach, and develop the Asset Management team, establishing clear ownership, decision rights, and performance expectations.
  • Direct Asset Managers in developing and executing property-level strategies across lease-up, stabilization, and long-term ownership.
  • Build a high-performing organization characterized by investment discipline, operational curiosity, sound judgment, and follow-through.
  • Develop succession plans and create growth opportunities for high-potential team members.

Property FP&A Leadership

  • Provide strategic leadership and direction to the Property FP&A function.
  • Ensure timely, accurate, and actionable budgeting, forecasting, reporting, and analytical support across the portfolio.
  • Partner with the Property FP&A Manager to establish analytical standards, reporting priorities, process ownership, quality controls, and team objectives.
  • Ensure investment decisions are supported by rigorous financial analysis, business intelligence, and performance measurement.
  • Promote effective use of data, systems, dashboards, and scalable analytical tools to improve decision quality and efficiency.
  • Maintain clear accountability between functions: Property FP&A owns data, tools, analysis, budgeting, forecasting, and reporting; Asset Management owns strategy, implementation, and results.

Lease-Up, Stabilization, and Value Creation

  • Establish performance targets and strategies for lease-up, occupancy, pricing, concessions, expenses, and stabilization milestones.
  • Partner with Development, Construction, and Property Management to ensure effective project transitions and operating readiness.
  • Lead long-range capital planning and prioritize replacements, renovations, and value-enhancement initiatives based on risk and expected return.
  • Provide strategic oversight of retail lease-up and tenant management within mixed-use assets.

Partner Relationships and Portfolio Strategy

  • Serve as the primary relationship owner for lenders, tax credit equity partners, joint-venture partners, Development, and internal Investor Relations regarding property and investment performance.
  • Evaluate hold, sell, refinance, recapitalize, renovate, and reposition alternatives for individual investments.
  • Partner with REIT and Capital Markets leadership on acquisitions, financings, refinancings, and dispositions while maintaining clear functional accountability.
  • Present portfolio performance, risks, capital needs, and recommendations to executive leadership, investment committees, ownership groups, lenders, and investors.

Cross-Functional Leadership and Continuous Improvement

  • Partner with Property Management, Development, Construction, Accounting, Finance, Legal, and Investor Relations to align operating execution with investment objectives.
  • Establish clear accountability and resolve gaps or overlaps in cross-functional ownership.
  • Advance standardized processes, data definitions, reporting, systems, controls, and performance benchmarks across the function.
  • Perform other duties and special projects as assigned.

Requirements

Education and Experience

  • Bachelor's degree in Finance, Accounting, Real Estate, Economics, Business Administration, Engineering, Data Analytics, or a related field.
  • 12+ years of progressive experience in real estate asset management, property FP&A, investment management, or a related field.
  • 7+ years of leadership experience managing teams, functions, and portfolio performance.
  • Significant multifamily experience, including lease-up, stabilization, budgeting, forecasting, capital planning, and long-term ownership.
  • Demonstrated success improving NOI, cash flow, asset value, and investment returns.
  • Experience working with lenders, equity partners, ownership groups, or institutional investors.

Knowledge, Skills, and Abilities

  • Deep understanding of multifamily operations, real estate economics, financial statements, valuation, and investment returns.
  • Advanced financial modeling, forecasting, analytical, and problem-solving capabilities.
  • Ability to translate operating and financial analysis into clear decisions, accountable actions, and measurable results.
  • Strong leadership, coaching, delegation, cross-functional influence, and talent-development skills.
  • Excellent written, verbal, presentation, and executive communication skills.
  • Advanced Microsoft Excel proficiency and experience with Power BI and real estate management or planning systems such as Yardi, RealPage, MRI, Pigment, or Vena.

PREFERRED QUALIFICATIONS

  • Master's degree in Business Administration, Finance, Real Estate, Accounting, Data Analytics, or a related field.
  • Experience with both market-rate and affordable multifamily investments in a vertically integrated real estate organization.
  • Experience building or materially improving Asset Management, Property FP&A, or Capital Projects functions.
  • Experience with acquisitions, dispositions, refinancing, recapitalization, joint ventures, tax credit partnerships, funds, or REIT structures.
  • CFA, CCIM, CPM, CPA, ARGUS, or similar professional designation.

PHYSICAL AND MENTAL DEMANDS

Primarily sedentary work in an office environment with frequent computer use. The role requires analytical reasoning, sound judgment, clear communication, management of multiple priorities, and periodic travel to properties. Compensation and Benefits for The Vice President of Asset Management:

Pay Range: $175,000 - $238,700

Compensation is determined by several factors that vary depending on the position, including the individual’s experience, skills, and the knowledge they bring to the specific role.
